Who publishes and who writes

Miami Condo HQ is published by Eltherion, LLC. Every article is written by Nick McCandless and published under his name. He is accountable for everything published under his byline. He reviews every article after it goes live and corrects, expands or updates it when something is unclear, incomplete or out of date.

Content is not reviewed by a licensed real estate agent or broker and is not professional advice. For a decision about a specific property, consult the relevant licensed professionals and the current documents.

Sources and citations

When an article relies on outside publications, it lists them in a Sources section at the end, with a note of the facts each source supports and the date the sources were checked. Building profiles with a Sources and buyer questions section work the same way. Primary records, association documents, developer publications and the original design team are the preferred references for new research. Developer marketing describes a project but does not replace a current condominium declaration, budget or unit inspection. Conflicting figures remain unresolved until their definitions and evidence can be reconciled.

Listing data and market figures

Miami does not currently have a live MLS connection. Unit listings are labeled as illustrative samples, excluded from search indexing and omitted from the property sitemap. Their prices and availability are not market evidence.

When a figure depends on listing coverage, the relevant market page explains its scope. A missing value is not evidence that a fee is zero or that no residences are available elsewhere. Our data sources and methodology page describes every data source, how figures are calculated and how often each is refreshed.

Building research and source dates

The directory includes inherited records that have not all received an individual source review. Where a profile has a Sources and buyer questions section, each link identifies the facts it supports. The displayed review date applies to those cited facts. It does not certify the building’s condition, association finances or current rules.

Updates and dates

Every article shows the date it was published. When an article is revised, it also shows an updated date. Building profiles show the date of their most recent source review or record check, where one exists. These dates reflect actual content work and do not change automatically when the site is redeployed. Older guides may contain dated estimates; check the cited publication or obtain the relevant current documents before relying on a figure.

Corrections

To report an error, email hello@miamicondohq.com or use our contact form. Include the page URL, the disputed statement and a link to a supporting public source. Please do not send private association records or personal financial information.

When we correct a substantive error in an article, we update the affected text and its sources and add a dated correction note to the article explaining what changed.

Independence

Miami Condo HQ is an independent research website. It is not a condominium association, homeowners association or management company, does not hold association records, and cannot complete lender or condo questionnaires, issue estoppel certificates or provide insurance certificates. Those requests belong with the association’s management company.

We are not a licensed brokerage and do not represent buyers or sellers. When a reader asks for help with a property search, we can introduce them to a licensed partner agent; the lead forms explain that the details submitted are shared with partner real-estate professionals.

Photographs and illustrations

Images labeled as illustrations are generated or representative artwork. They do not document a building’s appearance, a residence’s condition or its views. Real photographs identify their author, source and license, and their capture date where known. A historical or construction photograph documents that date, rather than current condition. Original files are linked; responsive displays may resize or crop. Listing photography, where available, is distinct from illustrative artwork. We do not publish a building inspection score without supporting assessment evidence.

Fair housing

We support the Fair Housing Act and equal housing opportunity. Nothing on this site is intended to discriminate on the basis of race, color, religion, sex, handicap, familial status or national origin.
