Living in North Miami Beach

North Miami Beach began as Fulford-by-the-Sea, named for Coast Guard captain William H. Fulford, and took its current name in 1931, when a new charter rebranded the city to benefit from the national promotion of Miami Beach. Despite the name, it is a mainland city: its limits once reached the Atlantic, but it no longer has any beaches. Biscayne Boulevard runs through its east side and Interstate 95 runs along its northwest edge.

For condo buyers, many of the buildings we file here are in Eastern Shores, a peninsula bounded by Sunny Isles Boulevard to the south, the Intracoastal Waterway to the east and Maule Lake to the west. It was a mangrove wetland until it was filled in the late 1950s, and today man-made canals run through it, with condominiums and townhouses concentrated on its eastern side. Buildings filed here include The Harbour towers, Eden Isles and Waterway Isles, along with Crestview Towers and Tall Trees elsewhere in the city. We also file Greynolds Park Club here; it carries a North Miami Beach address but sits in unincorporated Miami-Dade.

Green space is the area's strongest amenity. Oleta River State Park, with mangrove shoreline, kayaking on the Oleta River, mountain-bike trails and a bay beach, sits in North Miami Beach. Greynolds Park, a Miami-Dade County park built largely by the Civilian Conservation Corps on a former limestone quarry, has a nine-hole golf course, river views and a hilltop Observation Mound. On West Dixie Highway, the Ancient Spanish Monastery is a medieval monastery that William Randolph Hearst bought in Spain, later reassembled here and now used as an Episcopal church.

Much of the condo stock is older, so Florida's milestone-inspection and structural reserve study requirements matter: review recent reports, reserves and any planned assessments before buying. Waterfront buildings in Eastern Shores sit on filled, low-lying land, so check flood zones and insurance costs. In return, residents are minutes from Aventura's shopping and from the beaches of Sunny Isles Beach.
