Edgewater is a slim ribbon of land hugging Biscayne Bay just north of Downtown, and for most of its history it was a low-rise, working-class neighborhood overlooked by the development booms reshaping Brickell and the beaches. They include families wanting more space than Brickell typically offers, professionals who work from home and want a calmer base near the creative districts, and international buyers attracted to brand-name architecture. Margaret Pace Park, a rare waterfront green space with tennis, basketball and a dog run, gives the neighborhood an unexpectedly residential, community feel for an area defined by glass towers.

For condo buyers, Edgewater is the place to find newer construction with serious water views at pricing below the beach. It rewards those who prioritize a brand-new building, generous amenities and bayfront orientation, with the Design District, Wynwood and Midtown all a short drive — and Brickell and Downtown just to the south. It is, in many ways, Miami's preconstruction laboratory, and ownership here is a bet on a neighborhood still being written.
