Edgewater is a slim ribbon of land hugging Biscayne Bay just north of Downtown, and for most of its history it was a low-rise, working-class neighborhood overlooked by the development booms reshaping Brickell and the beaches. That changed decisively in the 2010s, when developers recognized that Edgewater offered something increasingly scarce: a long stretch of buildable bay frontage with unobstructed water and skyline views, minutes from the cultural energy of Wynwood and the Design District.

The result is one of Miami's most concentrated collections of new-construction luxury towers. The Paraiso district, Aria Reserve's twin towers, Missoni Baia, Elysee and Una Residences have given Edgewater a skyline that barely existed fifteen years ago. These are amenity-rich buildings — resort pools, spas, private restaurants, marinas — designed for buyers who want resort living without the density and nightlife pressure of Brickell or South Beach. The neighborhood's signature is the sunrise: east-facing residences look straight across the bay toward the open Atlantic.

The people drawn to Edgewater tend to be design-conscious and value the balance it strikes. They include families wanting more space than Brickell typically offers, professionals who work from home and want a calmer base near the creative districts, and international buyers attracted to brand-name architecture.
