Belleview Villas Condominium No. 1 Association, Inc. is the association Florida registers for Belleview Villas Condo No. 1, a 90-unit condominium at 17324 N.W. 74th Avenue in ZIP 33015, project PR1P025765, declaration recorded February 21, 2001. Its DBPR managing-entity number is MA00024159, and Sunbiz lists it as an active not-for-profit corporation, document N00000001068.

This guide reads three public files: the DBPR condominium extract for Miami-Dade, downloaded November 3, 2026, the Division of Corporations quarterly data, file dated October 7, 2026, and Miami-Dade County's condominium parcel layer, queried November 3, 2026. Miami Condo HQ is published by Eltherion, LLC, a research publisher, not the association.

Three spellings of one association

DBPR abbreviates the name as "BELLEVIEW VILLAS CONDO NO. 1 ASSOC., INC". The corporation on Sunbiz is Belleview Villas Condominium No. 1 Association, Inc., the full legal name to put on a check or a written records request. Miami-Dade County's parcel records shorten it to Belleview Villas Condo No 1, so search the county by that form or by address.

The corporation was filed on February 15, 2000, a year before the declaration was recorded, and has a 2026 annual report on file. The state record is summarized at /condo-associations/belleview-villas-condo-no-1-pr1p025765.

A county search for "Belleview" also returns unrelated Miami Beach parcels in the Belleview Subdivision plat, such as Bay House Condo. Every Belleview Villas parcel sits in ZIP 33015 with a folio beginning 30-2011.

One register address, 19 buildings on the ground

DBPR gives a single address, 17324 N.W. 74th Avenue, and the county layer shows that is one building of 19. Under parent folio 30-2011-054-0001 it returned 90 unit records, matching the state's 90 units, at even-numbered addresses from 17302 to 17338 NW 74 Avenue. Twelve of the buildings hold four units and seven hold six. Unit numbers run 101 to 103 and 201 to 203, and every record carries a year built of 2001.

The parent record describes the land as portions of Tract A of the plat in Plat Book 157, Page 4, as set out at Official Records Book 19509, Page 3952, with a lot size of 4.65 acres. Every unit's legal description cites that book and page, so start there when pulling the recorded declaration.

The legal descriptions also assign the buildings to five phases, I through V; the register's address, 17324, is in Phase I with 17326 through 17330. One record writes its phase as "1" rather than "I", so expect typos. The building number, unit number and phase in your unit's legal description should match your deed.

How 99,216 shares divide the budget

Each unit's legal description states an undivided interest in the common elements as a fraction of 99,216. Only four numerators appear: 926 on 29 records, 1,106 on 29, 1,168 on 16 and 1,350 on 16. Added together they come to exactly 99,216. Units numbered in the 100s carry 926 or 1,168; those in the 200s carry 1,106 or 1,350.

Section 718.104(4)(f) of the Florida Statutes says that in residential condominiums created after April 1, 1992, each unit's ownership share is based either on its total square footage relative to the other units or on an equal fractional basis. Belleview Villas No. 1 dates from 2001 and its shares are not equal, which is consistent with a square-footage basis, though the county does not label the numbers as square feet. Section 718.115(2) adds that in a residential condominium each unit's share of the common expenses is the same as its ownership interest in the common elements.

So a unit at 1,350 parts carries about 1.46 times the share of a unit at 926 parts, roughly 1.36 percent of the budget against 0.93 percent, whatever the total. Check your figure against the declaration's exhibit, not the county summary.

Miami Lakes, Hialeah or unincorporated county

DBPR's condominium address reads Miami Lakes, FL 33015. Sunbiz gives the principal address as 17302-38 N.W. 74 Ave, Hialeah, FL 33015, a range matching the first and last building numbers of No. 1, and a mailing address at 900 W 49 St, 220, Hialeah, FL 33012. Miami-Dade's parcel layer records the site city of all 90 units as unincorporated county.

A mailing city is not a municipality. If the parcels are unincorporated, the county rather than a city likely holds permits and inspection filings, so confirm that before requesting building records. Our register files the condominium under its DBPR address at /condo-associations/in/miami-lakes, where it ranks 20th by size among 40 condominiums with 20 or more units.

The care-of line on the state record

The DBPR record's route field reads "C/O TOWER MANAGEMENT SERVICES INC" at 900 W 49th Street, Hialeah, FL 33012, the same street address as the corporation's Sunbiz mailing address. A care-of line shows where the state's mail was directed; it does not establish who manages the property today. Ask the board for the current manager and estoppel contact, and check the registered agent and officers on Sunbiz.

Belleview Villas No. 2 is a separate condominium

Belleview Villas Condo No. 2, project PR1P025766, at 17342 N.W. 74th Avenue, has its own association, Belleview Villas Condominium No. 2 Association, Inc., managing-entity number MA00024160 and Sunbiz document N00000001069. Both corporations were filed on February 15, 2000, both declarations carry a February 21, 2001 recorded date, and DBPR lists the same care-of address for both. The state file counts 56 units.

The county returned 54 unit records for No. 2 at 12 addresses from 17340 to 17362, described at Official Records Book 19509, Page 4129. Their shares, fractions of 61,668, sum to exactly that total, so ask which count is correct. A building number of 17340 or higher means No. 2, whose budget, rules and estoppel requests run through its own association, at /condo-associations/belleview-villas-condo-no-2-pr1p025766.

Inspections and records to request

Section 553.899(3)(a) requires a milestone inspection of a residential condominium building three habitable stories or more in height by December 31 of the year it reaches 30 years from its certificate of occupancy, then every 10 years. Section 718.112(2)(g)1. uses the same height test for structural integrity reserve studies. The unit numbers suggest two-story buildings, but neither file records height, so ask whether any building is three habitable stories or more. If one is and its certificate of occupancy dates from 2001, the year built the county records, its first milestone inspection would be due by December 31, 2031. Our explainer is at /blog/miami-condo-milestone-inspection-sirs.

At 90 units, the association is above the 25-unit threshold in section 718.111(12)(g)1., which requires an association without timeshare units to post specified records on a website or app, generally within 30 days. Section 718.503(2)(a) entitles a buyer under contract, at the seller's expense, to the declaration, bylaws and rules, the annual budget and financial statement, and the latest structural integrity reserve study or a statement that none exists, among other items. Under section 718.116(8), the association must issue an estoppel certificate within 10 business days of a written or electronic request from an owner, a mortgagee or their designee. Our checklist is at /research/condo-document-checklist.
