The largest condominium in Miami-Dade and Broward by registered units is Hollybrook Golf & Tennis Club in Pembroke Pines, with 1,980 units. Florida's condominium register lists 5,756 condominiums with 20 or more units across the two counties, holding 548,240 units, and the 25 largest hold 22,450 of them.

These are our counts of the state's public file, as of the DBPR extracts checked September 27, 2026 (Miami-Dade) and October 26, 2026 (Broward). The source is the Division of Florida Condominiums, Timeshares and Mobile Homes at the Florida Department of Business and Professional Regulation. A script published with the site's code, scripts/register-stats.ts, computes every figure here from the same register that builds our association pages at /condo-associations.

How we ranked them

The register has one row per condominium, each with its project number, unit count, recorded declaration date and the association DBPR lists as its managing entity. We ranked condominiums by that unit count. A unit count is what the declaration created, and it can mean one tower or dozens of garden buildings; the register does not count buildings, stories or residents. Where one association is registered for several condominiums, each condominium is ranked on its own, and we cover those associations further down.

The 25 largest, from 1,980 units to 648

Most condominiums are small

The giants are rare. Only 76 of the 5,756 condominiums, 1.3%, have 500 or more units, 50 in Miami-Dade and 26 in Broward, and together they hold 9.3% of the units. The median condominium has 54 units: 61 in Miami-Dade and 48 in Broward. Nearly half, 2,682 or 46.6%, have 20 to 49 units, but they hold only 15.7% of the units. Units concentrate further up the scale: condominiums of 100 to 249 units hold 30.5% of all units, and those of 250 to 499 hold 25.3%.

Totals by city

In Miami-Dade, the City of Miami leads with 1,241 condominiums and 149,254 units (/condo-associations/in/miami), followed by Miami Beach with 414 condominiums and 37,943 units (/condo-associations/in/miami-beach), North Miami Beach with 204 and 24,168 (/condo-associations/in/north-miami-beach) and Hialeah with 266 and 20,195. Aventura has 55 condominiums but 11,350 units, a median of 191 units each (/condo-associations/in/aventura), and Sunny Isles Beach has 41 condominiums with 8,566 units, a median of 192 (/condo-associations/in/sunny-isles-beach).

In Broward, Fort Lauderdale has 423 condominiums and 38,226 units (/condo-associations/in/fort-lauderdale), Pompano Beach 310 and 25,857, Hollywood 221 and 19,751, and Hallandale Beach 125 and 16,754 (/condo-associations/in/hallandale-beach). Pembroke Pines has 95 condominiums but 16,628 units, a median of 148 each, while Deerfield Beach has 307 condominiums with a median of 24 units. Cities are the mailing city DBPR records.

One association, many condominiums

The register lists 200 association numbers in the two counties that are each registered for two or more of these condominiums, together covering 1,040 of them. The largest by combined units is Wynmoor Community Council, Inc. in Coconut Creek, listed for 91 condominiums with 5,012 units. Park Place Owners Association in Pembroke Pines is listed for 6 condominiums with 1,028 units, and Palm Aire Country Club Apts Condo, Inc. in Pompano Beach for 16 with 937. Each condominium keeps its own declaration and project number, so an owner's governing documents are still those of their own condominium.

What size means for owners

Florida law sets out how costs are shared, not whether a big association is better. Under section 718.115, common expenses are collected by assessments against the units in the proportions or percentages the declaration provides. Under section 718.104, residential condominiums created after April 1, 1992 base those shares on square footage or an equal fraction, and each unit's share of common expenses equals its ownership share. So in a large condominium a given shared cost is spread over more units, and each owner's share is a smaller fraction of it. The register shows no budgets or assessments, so unit count alone says nothing about what any owner actually pays.

Size also brings record-keeping duties. Section 718.111 requires an association managing a condominium with 25 or more units and no timeshare units to post specified documents on a website or app, and gives every owner a right to inspect official records. The reserve-study requirement in section 718.112 turns on building height, not unit count.

Questions readers ask about the largest condominiums

What is the largest condominium in Miami-Dade?

Village of Kings Creek in Miami, with 1,067 registered units, as of the DBPR extract checked September 27, 2026. Its declaration was recorded in 1980.

What is the largest condominium in Broward?

Hollybrook Golf & Tennis Club in Pembroke Pines, with 1,980 registered units, as of the DBPR extract checked October 26, 2026. It is also the largest across both counties.

Does a bigger condominium mean lower fees?

Not by itself. Florida law divides common expenses by each unit's share in the declaration, so a shared cost is split across more units in a larger condominium, but the register carries no budgets, and the costs to be shared also differ from one property to the next.

Where can I see every condominium in my city?

Each city has a register hub, such as /condo-associations/in/fort-lauderdale or /condo-associations/in/miami, listing every condominium of 20 or more units with a link to its page.

Method and reuse

We kept condominiums with 20 or more units from both extracts, placed each by its DBPR mailing address and sorted by registered units. Display names follow the register, tidied for readability. The script writes the full ranking to a data file for anyone who wants to rerun it. Reporters may cite these figures with a link to this page; questions go to hello@miamicondohq.com.
