What distinguishes Paramount

Paramount Miami Worldcenter is a Downtown Miami residential tower designed by Elkus Manfredi Architects for Paramount Ventures. The architect describes retail and parking within its podium, with a rooftop garden, pool deck, soccer pitch and children’s play area. That combination makes shared access and cost allocation useful subjects for a buyer’s research.

Why the profile does not give an exact tower count

The architect’s description and the original project fact sheet use different floor and residence figures. We have not reconciled those definitions against the condominium’s recorded documents. The profile therefore omits a definitive total. Florida’s Division of Corporations identifies the condominium association at 851 NE 1st Avenue, Miami, FL 33132. Confirm the legal description and address of the exact residence in its recorded documents.

For a specific residence, the useful identifiers are its legal description, exact unit number and applicable plan. Ask your licensed agent or title professional to match those records to the advertised home. Marketing floor numbering is not a substitute for that match.

Follow the route you would actually use

During a visit, trace the route from the vehicle entrance to the lobby, elevator and residence. Repeat the exercise for deliveries, visitors and any storage you expect to use. Note where private residential areas meet public or commercial spaces. A broad amenity description cannot answer how that route feels at your expected arrival time.

Record the particular questions that arise: which entrance is available to guests, how a delivery reaches the residence, and whether booking or access rules affect the facilities you intend to use. Ask management for the written procedures instead of treating a sales description as an operating manual.

Put the podium into the ownership conversation

Request the governing documents and current budget, then ask how expenses are divided between the residential association, commercial areas and any other shared facilities. Identify the account responsible for the pool deck, recreation areas and parking structure. Ask whether proposed work appears in meeting minutes, whether it has been approved, and how it would be funded.

These are investigation questions, not findings that Paramount has a particular repair issue. A photograph cannot establish reserve adequacy or the condition of equipment hidden from view.

Build a document-based shortlist

Use /research/condo-document-checklist to track the budget, reserve study, inspection records, insurance and unit rights you have requested. Keep unresolved questions alongside each document. Receiving a report is different from understanding its findings and any outstanding work.

Continue with /neighborhoods/downtown-miami to compare the surrounding area. If you want help researching a currently available residence, use /contact to request an introduction to a licensed partner agent. Eltherion, LLC publishes Miami Condo HQ and does not represent buyers or sellers.
