Visconti Condominium Association, Inc. is the association Florida registers for Visconti Condo in Coral Springs, Broward County: 384 units, project PR71628, managing-entity number MA66559, declaration recorded July 15, 2005. County records show 16 buildings of 24 units each with a 1990 year built, and the state lists it as a condominium conversion.

This guide reads the Florida DBPR condominium extracts, the Broward County Property Appraiser's record for every unit, the state's quarterly corporate file and the Florida Statutes, as of November 7, 2026. Eltherion, LLC publishes Miami Condo HQ as research; it is neither this association nor its manager.

Which Visconti this is, and which it is not

Three condominium projects on Florida's register carry the name. This guide covers only the one in Coral Springs, at 9000 West Atlantic Blvd, ZIP 33071, in Broward County.

The other two are in Maitland, in Orange County. Visconti East, A Condo Community, is project PR71319 with 191 units, and Visconti West, A Condo Community, is project PR71321 with 360 units. Both list 2000 Legacy Club Drive and a different managing entity, Visconti Master Assoc, Inc., MA73190.

We searched all five of DBPR's regional condominium extracts, including the Central Florida West file that covers Hillsborough and Lee counties, and found no other project with Visconti in its name. A rental community or other property using the word would not appear in those files, so a Visconti you know from elsewhere is not necessarily a registered condominium. Put PR71628 and MA66559 on any request meant for this association.

West Atlantic Blvd also holds other Coral Springs condominiums, such as /condo-associations/atlantic-springs-pr72303 at 11299. The city hub is /condo-associations/in/coral-springs, where Visconti ranks third by units among 154 registered condominiums with 20 or more. Our summary of this one is /condo-associations/visconti-condo-pr71628.

What the state files record

DBPR shows file 73660, status Approved and Recorded, at the same 9000 West Atlantic Blvd. Its route line, where a management company sometimes appears, is blank, and the file names no manager.

The state's quarterly corporate file, dated October 7, 2026, lists Visconti Condominium Association, Inc. as document N05000007098, a Florida not-for-profit corporation filed July 12, 2005, three days before the declaration was recorded. Principal and mailing addresses are both 9000 W Atlantic Blvd.

The live Sunbiz record, read November 7, 2026, shows the corporation as active, with its 2026 annual report filed January 30, 2026 and an amendment filed November 9, 2020. Its registered agent is Ritter, Zaretsky, Lieber & Jaime, LLP, at 2800 Biscayne Blvd., Suite 500, Miami. A registered agent accepts legal papers and is not necessarily a manager, and these details can change, so search document N05000007098 again before relying on them.

One address at the state, 16 at the county

The Property Appraiser returns 384 folios, numbered 484134BD0010 through 484134BD3840, each coded as a condominium with a legal line such as Visconti Condo Unit 211 Bldg 2 per CDO Bk/Pg 40081/526. That matches DBPR's unit count exactly.

No unit carries 9000 as a street number. Units sit at 16 addresses from 9022 to 9288 W Atlantic Boulevard, one per building. Building numbers run 2 through 17, with no Building 1 among these folios, and they do not follow street order: Building 2 is 9022, Building 8 is 9144, Building 9 is 9250 and Building 17 is 9150. We do not know what stands at 9000 or why the numbering starts at 2, so ask the association.

Unit numbers combine the building, a digit from 1 to 3 and a digit from 1 to 8, so Building 10 runs 1011 through 1038. That reads like three levels of eight units, though that is our reading; the unit records state no floor.

The unit mix on the tax roll

The appraiser records 204 two-bedroom, two-bath units and 180 three-bedroom, two-bath units. Under-air sizes fall into four groups: 986 square feet on 196 units, 975 on eight, 1,263 on 108 and 1,273 on 72. The 975-square-foot records are units 711 through 718 in Building 7.

The mix changes by building. Buildings 2, 4, 7, 10, 11, 12 and 14 show only two-bedroom units. Buildings 3, 6, 8, 13, 15 and 16 show only three-bedroom units, half at each size. Buildings 5, 9 and 17 split evenly between two-bedrooms at 986 and three-bedrooms at 1,263.

These records do not give ownership percentages. Section 718.104(4)(f) requires residential condominiums created after April 1, 1992 to base each unit's share on square footage in uniform relationship or on an equal fraction, and section 718.115(2) ties a residential unit's share of common expenses to that interest. The declaration sets your percentage. The county cites Book 40081, Page 526, which you can look up in Broward County Official Records. We have not read it.

A 1990 property that became a condominium in 2005

Every unit record shows a Year Built of 1990 and a separate Effective Year of 2006. The declaration came 15 years after that year built, and DBPR's files point to why. PR71628 appears in the Condominium Conversion extract, and file 531 in the Notices of Intended Conversion extract names developer entity DE38209, Windsor Laurel Gardens LLC, of Wellington.

Section 718.608 requires the developer to deliver a notice of intended conversion to tenants of the existing improvements. Section 718.616 requires a report on the condition of the improvements and certain components, with estimated replacement costs. Section 718.618 calls for converter reserve accounts, warranties or a surety bond.

Those duties date from the conversion and say nothing about condition today, and we have not seen the filings. Do not read a 2005 declaration as a sign of 2005 construction.

What a 1990 year built means for inspection deadlines

Section 553.899(3)(a) requires a milestone inspection for residential condominium buildings three habitable stories or more in height by December 31 of the year they reach 30, counted from the certificate of occupancy, and every 10 years after. A building that reached 30 before July 1, 2022 needed its first inspection before December 31, 2024. DBPR adds that a local enforcement agency may set 25 years instead.

Two facts decide how this applies, and the county records settle neither: each building's height and its certificate date. If a building has three habitable stories and a 1990 certificate, that earlier deadline applied to it. The statute allows extensions and earlier reports, so ask for each of the 16 buildings' reports and dates instead of assuming.

Section 718.112(2)(g) sets December 31, 2025 for structural integrity reserve studies at owner-controlled associations existing by July 1, 2022, for buildings three stories or higher, with December 31, 2026 as the outer limit. DBPR publishes a SIRS reporting database; we did not query it for this association, and we have not seen a study or an inspection report. How far this research goes

Section 718.503(2)(a) entitles a buyer under contract, at the seller's expense, to the declaration, articles, bylaws and rules, budget, financial statement, milestone summary if applicable, and latest reserve study or a statement that none exists. Our checklist is at /research/condo-document-checklist, and the wider register starts at /condo-associations.

We have no building profile for Visconti, and it is not at /condo-floor-plans. Miami Condo HQ has no live MLS feed for this market, so this guide quotes no prices, association fees or availability; /condos-for-sale shows sample listings only. Records, lender questionnaires and estoppel certificates must come from the association, not from us.
