1100 Millecento is a 42-story Brickell condominium at 1100 South Miami Avenue, designed by Carlos Ott for Related Group. Florida's condominium file lists 382 units under the legal name 1100 Millecento Residences, A Condo, and the developer's plan set runs from a 700-square-foot studio layout to a two-bedroom-plus-den plan of 1,462 total square feet.

One building, three names in the records

Related Group's portfolio calls the tower Millecento 1100, most searches use 1100 Millecento, and the state's legal name is 1100 Millecento Residences, A Condo. All three point to the same building, but only the legal name belongs on a records request.

The condominium file published by Florida's Division of Florida Condominiums, Timeshares and Mobile Homes, downloaded October 14, 2026, lists project PR75745 at 1100 South Miami Avenue, Miami, FL 33130, with 382 units, a recorded date of May 17, 2012 and a status of approved and recorded. The managing entity is 1100 Millecento Residences Condo Assn Inc, entity number MA70792, at 1100 South Miami Avenue, Suite 101.

The 2012 date marks when the condominium was recorded, a filing milestone. It is not a completion date, and the source we reviewed for our profile at /buildings/1100-millecento does not establish one, so the profile does not state a year built.

What Related Group describes

Related Group's page describes a 42-story tower conceived by Carlos Ott and inspired by the Italian automobile designer Pininfarina. It mentions residences with expansive balconies behind glass railings, a rooftop pool called the Millecento Cielo Club with lounge chairs and private cabanas, a ninth-floor clubhouse, a fitness center, a private theater and restaurants at ground level.

That is the developer's account of the original project, not a report on today's amenities, restaurants or resale finishes. The split between a rooftop pool and a ninth-floor clubhouse is still worth planning a visit around: check which elevator reaches each level and whether a residence sits directly above or below a shared space.

How the county numbers the residences

Miami-Dade County's condo and property address layer, checked October 14, 2026, returns 386 address records at 1100 S Miami Ave, ZIP 33130, all in the City of Miami and all under one parent folio, 01-4138-152-0001. Of those, 382 carry numeric unit numbers, which matches the state's unit count. Three more are labeled CU1, CU2 and CU3, and one has no unit label at all. The recorded declaration says what those four are.

The numeric units begin in the 300s. Prefixes 3 through 8 each have five unit numbers, ending in 01, 02, 09, 10 and 11. Every prefix from 10 through 42 except 13 has eleven, ending in 01 through 11. No unit number begins with 9, which fits the ninth-floor clubhouse, and none begins with 13. Because the sequence skips 13, a unit number may not equal the physical floor count, so ask the association or the seller which level a residence is on if height or view matters to you.

Each unit also has its own folio in the layer; use it, not the parent folio, to look up a residence with the Miami-Dade Property Appraiser.

Eight layouts across eleven lines

The developer's plan set, hosted by MiamiCondos.com and published on our page at /buildings/1100-millecento/floor-plans, assigns eight lettered layouts to lines 01 through 11. That is eleven lines, the same number of units the county shows on each floor from 10 up.

Plan E, on lines 05 and 06, is a studio that the sheet calls convertible to a one-bedroom: 578 square feet of air-conditioned area plus a 122-square-foot terrace, 700 in total. Plans D and D1, on lines 08 and 09, are one-bedroom, one-bath layouts; D1 states 816 square feet inside and a 120-square-foot terrace. Plans C and C1, on lines 03 and 02, add a den to a one-bedroom, with 977 and 942 square feet of air-conditioned area.

Plan F, on lines 04 and 07, has two bedrooms and one bath in 996 square feet inside, with a 206-square-foot terrace, the largest terrace in the set. Plan A, on lines 01 and 10, has two bedrooms and two baths in 1,245 square feet with a 187-square-foot terrace. Plan B, on line 11, adds a den to two bedrooms and two baths: 1,270 square feet inside and 192 on the terrace.

If the last two digits of a unit number follow the plan line, which the declaration would confirm, the five lower-floor endings would be plans A, C1, D1, A and B, and lines 03 through 08, including both studio lines, would start with the 10 prefix.

Three square footages on every sheet

Each Millecento plan states a total that adds the terrace, an air-conditioned area, and, in its fine print, a smaller area of the unit as the declaration defines it. Plan A reads 1,432 total, 1,245 air-conditioned and about 1,174 under the declaration. Plan B reads 1,462, 1,270 and about 1,208. Plan E reads 700, 578 and about 552.

The fine print explains the gap: the stated dimensions are measured to the outside of exterior walls and the centerline of demising walls, while the declaration's unit generally covers only the interior airspace. When a listing, an appraisal and a plan disagree, find out which of the three figures each one uses before comparing residences. Our explainer at /blog/how-to-read-miami-condo-floor-plans covers the method, and /condo-floor-plans collects other buildings' published plans.

Records to request before an offer

At 382 units, the association falls under section 718.111(12)(g)1 of the Florida Statutes, which requires an association managing a condominium with 25 or more units and no timeshare units to post digital copies of specified official records on a website or mobile app, generally within 30 days after it receives or creates them. If you are not yet an owner, ask the seller to pull those posted records for you early in the contract period.

Section 553.899(3)(a) requires a milestone inspection of a residential condominium building three or more habitable stories tall by December 31 of the year it reaches 30 years of age, counted from the date its certificate of occupancy was issued, and every 10 years after that. If that date is not available, the statute uses the date of occupancy shown in the local building official's records. We have not seen this building's certificate of occupancy, so ask the association for it along with the current budget, reserve study, leasing and pet rules, and parking assignments.
