Aventura is a master-planned city tucked between the Intracoastal Waterway and the Sunny Isles Beach barrier island in the far north of Miami-Dade, minutes from the Broward County line. It was built almost from scratch around three things: the Turnberry golf courses, the Aventura Mall, and a ring of guard-gated residential towers. That planning shows. Unlike the beach towns to its east, Aventura is not oceanfront; it trades a spot on the sand for space, security and a self-contained, country-club rhythm. For a lot of buyers that trade is the whole appeal, because it lets a family or a snowbird buy more building and more amenity for the money than an equivalent unit a bridge away on the beach.

A City Organized Around Golf and a Mall

Two landmarks anchor daily life here. The Aventura Mall is one of the highest-grossing shopping centers in the United States, a destination in its own right, and the Turnberry golf and country club gives the city its green spine. Around them sits a walkable, low-key core of parks, marinas and A-rated charter schools that makes Aventura a perennial favorite for relocating families as well as seasonal residents. The Brightline train station connects the city north to Fort Lauderdale and West Palm Beach and south toward Downtown Miami, which has quietly made Aventura more commutable than its resort image suggests.

The Guard-Gated Island Communities

The marquee condo inventory clusters in a handful of guard-gated communities. Williams Island, long marketed as "the Florida Riviera," is a gated enclave of full-service towers with a marina, spa and tennis on the Intracoastal. Privé at Island Estates goes further: it is a gated, eight-acre private island of two 16-story towers holding only 160 residences total, wrapped by water on all sides with a private marina, beach and restaurant, one of the rarer seclusion-plus-proximity plays in South Florida. The carrying cost that separates Aventura buildings is the HOA, and in the island communities it funds a lot: guarded gates, concierge and valet, marinas, spas, tennis and around-the-clock security. Those services are much of why people buy here, but they are not free, and the monthly number is a large part of the true cost of ownership in a full-service tower. Before you commit, ask for the association's budget and reserve study and read what the dues actually pay for, because two Aventura towers a mile apart can carry very different monthlies depending on how much staff and amenity sit behind the gate.
