New Horizons is a 72-unit condominium at 19001 NE 14th Avenue in ZIP 33179, and Florida's condominium register lists its association as New Horizons Condo Master Association, Inc., managing-entity number MA73420. The state registers that same master association for five more Horizons condominiums on NE 191st Street, 354 units across the six.

This guide reads two public files: the Division of Florida Condominiums, Timeshares and Mobile Homes extract for Miami-Dade and Monroe counties, downloaded October 30, 2026, and Miami-Dade County's condominium parcel layer, queried the same day. Where they disagree, we say so rather than pick one. Miami Condo HQ is published by Eltherion, LLC, a research publisher. It is not the association, and it quotes no prices, fees or availability.

One master association, six condominiums

The state file lists six condominiums under MA73420. New Horizons, project PR1X015271, has 72 units and a recorded date of July 18, 1967. First Horizons, PR1X018111 at 1550 NE 191st Street, has 36 units. Second Horizons Condo, PR1S019250 at 1500 NE 191st Street, has 75. Third Horizons Condo, PR1S018714 at 1530 NE 191st Street, has 72 and the earliest date, September 13, 1966. Fourth Horizons Condo, PR1S017350 at 1580 NE 191st Street, has 75 and the latest, August 17, 1968. Sixth Horizon Condo, PR1S015503 at 1450 NE 191st Street, has 24.

Three of the six carry a January 1 date, 1967 for First and Sixth and 1968 for Second. Treat those as year-level entries and take the exact date from the declaration's recording in the county's official records.

Each condominium keeps its own project number in the state file. What they share on paper is the managing-entity record, whose address is 1500 NE 191st Street, Miami, FL 33179, the same address the state gives for Second Horizons. The record's route field, where a management company sometimes appears, is blank. Our register page for the namesake building is /condo-associations/new-horizons-pr1x015271, and it links the other five.

Why the county calls the New Horizons building Fifth Horizons

Search the county's parcel records for New Horizons and you may not find the building. Miami-Dade's layer files the 72 unit parcels at 19001 NE 14 Avenue under the legal description Fifth Horizons Condo, with a year built of 1967. The state's New Horizons and the county's Fifth Horizons are the same address and the same unit count.

The county does use the New Horizons name once: a separate parcel whose legal description begins "New Horizons Condo Rec Area". The parcel record alone does not say what that area holds or who maintains it, so ask the association for the recreation area's deed and how its costs are shared among the six condominiums.

For a purchase, the name that matters is the one in your unit's legal description and folio. Title work, estoppel requests and insurance certificates should carry it, along with the state project number.

Where the state and county files disagree

Two addresses differ. The state lists Second Horizons at 1500 NE 191st Street with 75 units; the county files 74 unit parcels at 1540 NE 191 Street. The state lists Fourth Horizons at 1580 NE 191st Street; the county files its 75 unit parcels at 1400 NE 191 Street. The other four match on address and unit count.

The county's years built run a little earlier than some state dates: 1966 for First and Third Horizons and 1967 for Second, Fourth, Fifth and Sixth. A recorded date marks when a building became a condominium, which need not be the year it was built.

The city differs too. The state file gives North Miami Beach as the city for five of the six and Miami for Third Horizons, while the county layer records every Horizons parcel's site city as unincorporated Miami-Dade County. Mailing city and municipality are not the same thing. If the parcels are unincorporated, the county rather than a city is the likely building department for permits and inspection filings, so confirm that with Miami-Dade County before you request records.

Seventh Horizon has its own association

The 21-unit Seventh Horizon Condo at 18901 NE 14th Avenue, project PR1S015440, is not under the master association. The state lists Seventh Horizon Condominium, Inc., MA00008807, with an address at 7665 NW 50 Street in Miami. The county files 21 unit parcels there as Seventh Horizons Condo, built 1967. Its rules, budget and estoppel requests run through its own association, at /condo-associations/seventh-horizon-condo-pr1s015440.

Inspection dates to ask about

Section 553.899 of the Florida Statutes requires a milestone inspection for a condominium building three habitable stories or more in height by December 31 of the year it reaches 30 years of age, counted from its certificate of occupancy, and every 10 years after. A building that reached 30 before July 1, 2022 needed its first inspection before December 31, 2024. The local enforcement agency may move the threshold to 25 years for conditions such as proximity to salt water.

With county years built of 1966 and 1967, every Horizons building passed 30 years long ago. Neither file records building height, so ask the association which buildings are three habitable stories or more, for each one's latest milestone inspection report, and for its structural integrity reserve study. Questions owners and buyers ask about the New Horizons condominium

What is the New Horizons condominium association's legal name?

Florida's condominium register lists it as New Horizons Condo Master Association, Inc., spelled "NEW HORIZONS CONDO MASTER ASSOC, INC" in the state file, with managing-entity number MA73420 and an address of 1500 NE 191st Street, Miami, FL 33179.

How many units does New Horizons have?

Both the state register and Miami-Dade County's parcel records count 72 units at 19001 NE 14th Avenue, and the master association covers 354 units across six Horizons condominiums in the state file.

Why can't I find New Horizons in the county property records?

Miami-Dade County files the 72 unit parcels at 19001 NE 14 Avenue under the legal description Fifth Horizons Condo, so search by address or by that name instead.

Is Seventh Horizon part of the New Horizons master association?

No; the state register lists Seventh Horizon Condo at 18901 NE 14th Avenue under its own association, Seventh Horizon Condominium, Inc., managing-entity number MA00008807.

Is New Horizons in North Miami Beach?

Its mailing address reads North Miami Beach, FL 33179, but Miami-Dade County's parcel layer records the site city as unincorporated Miami-Dade County, so confirm with the county which government holds its permit and inspection records.
