The Roney Palace condominium association is Roney Palace Condo Assn Inc The, DBPR managing-entity number MA00022475. Florida's condominium file, downloaded October 26, 2026, lists its address as 2301 Collins Avenue, Miami Beach, FL 33139, the building's own address, for a 569-unit condominium recorded September 12, 1997. The file names no outside management company.

The association's legal name, numbers and address

The Division of Florida Condominiums, Timeshares and Mobile Homes files the condominium as "RONEY PALACE, A CONDO, THE", project number PR1V024190, file number 68110, approved and recorded. The association appears as "RONEY PALACE CONDO ASSN INC THE". Because the state puts "The" at the end, search on "Roney Palace" alone, and put the project number on estoppel requests and insurance certificates.

For the corporation's current status, registered agent and officers, search the legal name on Sunbiz, the Florida Division of Corporations site. Our summary of the state record is at /condo-associations/roney-palace-pr1v024190.

What the public record says about the management office

No record we checked gives a phone number or a manager's name for the Roney Palace management office or front desk. In the state file, the association's mailing route field is blank, with no "care of" management company, and its street address is the condominium itself, 2301 Collins Avenue, ZIP 33139. On the state's record, the association's office address is the building.

Section 718.116(8) requires every association to designate on its website a person or entity, with a street or email address, to receive estoppel certificate requests, and to issue the certificate within 10 business days of a written or electronic request from an owner, a mortgagee or their designee. Section 718.111(3)(g) requires any community association manager or management firm the association hires to hold the licenses that part VIII of chapter 468 requires. If someone says they manage the building, get the firm's name and check its license on the DBPR licensing site before you send money or documents.

A 1997 conversion with a recorded developer

The Roney Palace also appears in DBPR's condominium conversion extract; section 718.606 governs converting existing improvements to residential condominium ownership. DBPR's developer summary names the developer as Roney Associates, a Florida general partnership, at 2301 Collins Avenue.

Miami-Dade County's parcel layer, queried October 26, 2026, carries the residential condominium under parent folio 02-3226-043-0001. Its legal description places the land in the Miami Beach Improvement Co. subdivision, Plat Book 5, Page 7, describes it as the area known as the hotel site plus the north half of the strip known as 23rd Street, and points to the declaration at Official Records Book 17787, Page 1644. The county's year-built field reads 1926 on the residential unit records and 1969 on the commercial ones. Neither is a certificate of occupancy date, so do not treat either as the building's age.

How 571 county unit records split the budget

The county layer returned 571 unit records under the residential parent folio. Unit numbers run from the third floor through the 16th, with no 13th floor, plus penthouse numbers from PH-1 to PH-24 and 14 units labeled CU-1 through CU-14. Some records combine units, such as 1607 with 1608, 1431 through 1433, and PH-9 with PH-10, so the county file does not map one-to-one onto the state's 569. Ask the association which units the declaration counts and what the CU units are.

Section 718.115(2) says common expenses are collected in the proportions or percentages the declaration provides, and section 718.104(4)(g) makes each residential unit's share of expenses equal its share of the common elements. For residential condominiums created after April 1, 1992, section 718.104(4)(f) requires those shares to follow square footage or equal fractions. The Roney Palace was recorded in 1997 and its shares are unequal, which points to square footage.

The county records show the spread. Single residential units carry shares from 0.0012348 to 0.0036077 of the whole, about 0.12 to 0.36 percent, the top figure belonging to PH-23. The most common share, 0.0014686, appears on 101 records, and each CU unit carries 0.0004521. A unit at 0.0028521 pays about 2.3 times the share of a unit at 0.0012348. Confirm your unit's share against the recorded declaration, because a county summary is not the declaration.

The ground-floor commercial condominium and the neighbors

The county layer also shows a separate commercial condominium under parent folio 02-3227-032-0001, described as a portion on the ground level of the Roney Palace condominium, with its declaration at Official Records Book 21816, Page 4877 and 124 unit records. It is now named 2377 Collins Commercial Condo; the county notes it was formerly Roney Palace Commercial Condo, with the name change recorded at Official Records Book 28589, Page 150. We did not find it in DBPR's Dade and Monroe file under either name. Check whether any document comes from the residential association or the commercial condominium.

Nearby Collins Avenue condominiums have their own associations. DBPR lists 2201 Collins Avenue Condo with 408 units, recorded April 30, 2009, and 2399 Collins Avenue Condo with 245 units, recorded December 31, 2014. The Riviera at 2401 Collins Avenue has 177 units and the Royal Club at 2457 Collins Avenue has 103; their profiles are at /buildings/riviera-condominium and /buildings/royal-club-condominium.

Inspection and reserve study dates to ask about

Section 553.899(3)(a) requires a milestone inspection of a residential condominium building three or more habitable stories tall by December 31 of the year it reaches 30 years of age, counted from its certificate of occupancy, and every 10 years after. A building that reached 30 before July 1, 2022 needed its initial inspection before December 31, 2024. Both county year-built values fall long before 1992, so if the certificate of occupancy is that old, the Roney Palace is in that group.

Section 718.112(2)(g)7. requires owner-controlled associations existing on or before July 1, 2022 to complete a structural integrity reserve study by December 31, 2025; one with a milestone inspection due by December 31, 2026 may do both together, but no later than that date. DBPR's SIRS reporting page links a database of submitted studies. Ask the association for the certificate of occupancy, the milestone report and the reserve study; our explainer is at /blog/miami-condo-milestone-inspection-sirs.

Records an owner or buyer can request

Section 718.111(12)(g) requires an association managing a condominium with 25 or more units, other than timeshares, to post specified documents on a website or app, generally within 30 days after receiving or creating them. At 569 units, the Roney Palace qualifies. Section 718.111(12)(b) requires official records to be made available to an owner within 10 working days after a written request.

Section 718.503(2)(a) entitles a buyer under contract, at the seller's expense, to the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone inspection summary if applicable, the most recent reserve study or a statement that none exists, and the Frequently Asked Questions and Answers document.

Florida DBPR's condominium file, downloaded October 26, 2026, lists Roney Palace Condo Assn Inc The, managing-entity number MA00022475, at 2301 Collins Avenue, Miami Beach, FL 33139, the same address as the 569-unit condominium.

How do I reach the Roney Palace management office or front desk?

The state record names no management company, phone number or manager, only the association's address at 2301 Collins Avenue. No public record we checked says so. The county lists a separate ground-level commercial condominium, now 2377 Collins Commercial Condo and formerly Roney Palace Commercial Condo, under its own declaration and parent folio.
