Coconut Grove's Bayfront Three: Park Grove, Vita and Four Seasons Residences — illustration

Park Grove, Vita at Grove Isle and Four Seasons Residences Coconut Grove present different questions for a bayfront buyer. Compare the exact residence and current purchase stage, with particular attention to island access, shared community facilities and the written terms of branded services.

Three addresses, 433 homes

Two of these buildings are effectively neighbors. Park Grove sits at 2701 S Bayshore Drive and the Four Seasons Residences at 2699 S Bayshore Drive, on the stretch of bayfront that has absorbed most of the Grove's recent high-end development. Vita is somewhere else entirely — 5 Grove Isle Drive, on a private island in Biscayne Bay reached by a single bridge.

Together they hold 433 residences. That total is small for three buildings of this profile, and the way it splits is the most useful thing about the comparison: 298 of those homes are in one already-completed community, and the remaining 135 are spread across two boutique projects that have not delivered yet.

Park Grove: the one you can actually walk

Park Grove is the delivered option, completed in 2019 across three towers rising 22 stories, holding 298 residences of two to five bedrooms. It was designed by OMA, Rem Koolhaas's practice, with interiors by Meyer Davis and five acres of landscaping by Enzo Enea. The amenity set our research records includes a beach-entry pool, spa and wine cellar.

For a buyer, the completed status is the substantive difference, not a footnote. You can tour a finished residence, read a real operating budget, see how the landscaping matured, and ask the association what six years of Florida weather have cost it. None of that exists for a building still under construction.

For Park Grove, identify the tower and residence, then request its adopted budget and dated comparable sales. Separate unit-specific rights from shared community amenities. The research profile is /buildings/park-grove.

Vita at Grove Isle: 65 homes on a private island

Vita is the smallest and the most unusual. Our research has it completing in 2026 at seven stories with just 65 residences, designed by GLUCK+ for CMC Group with interiors by A++ and Champalimaud.

The pitch is the island rather than the tower. Grove Isle is a private 20-acre island in Biscayne Bay connected to the mainland by one bridge, with a marina, tennis and resort amenities, which produces a degree of separation no mainland address in the Grove can offer. It also produces the obvious question a buyer should ask early: a single bridge is a single point of access, and how the association plans for storm season, insurance and marina maintenance on an island parcel is a materially different conversation than it is at a mainland tower.

For Vita, confirm the offered residence’s status, specification and island-related obligations. Ask how access, shared infrastructure and any marina or club rights are documented. Begin at /buildings/vita-at-grove-isle.

Four Seasons Residences: branded service, 2027 delivery

The Four Seasons Residences Coconut Grove is the latest and the most expensive of the three in our research: two towers of 16 stories holding 70 residences of two to five bedrooms, due to complete in 2027. The architecture is Bjarke Ingels Group with Revuelta, interiors by Tara Bernerd, developed by CMC Group with Fort Partners — the same developer pairing behind Vita, working a very different format.

For the Four Seasons offering, examine the agreements behind advertised services. Ask who provides them, what is included in projected charges, what costs extra and what happens if the operating arrangements change. A brand name does not establish a fixed price premium.

Obtain the payment schedule from the purchase agreement for the exact residence. Record the milestone triggering each installment and have the escrow and cancellation provisions explained before committing funds. Reading the per-foot spread across the trio

Compare the Grove projects at the residence level: interior area, outdoor space, orientation and any documented parking or access rights. For a marketed development, read the purchase contract and projected budget; for a resale, obtain the existing association’s adopted budget, reserves and assessment records.

Keep purchase price, payment timing and recurring ownership costs as separate comparisons. A lower initial payment does not establish a lower total cost, and a longer amenity list does not establish which services the owner must fund.
