Lake Park Condo #1, Inc. is the association Florida registers for Lake Park Condo, a 192-unit condominium at 900 NE 199th Street, ZIP 33179, project PR1S018819, managing-entity number MA00008193, with its declaration recorded July 1, 1969. County records place its three 1969 buildings in unincorporated Miami-Dade County, outside North Miami Beach's city limits.

This guide reads the Florida DBPR condominium extracts, two live Sunbiz records, the Miami-Dade County Property Appraiser's record for every unit and the Florida Statutes, as of November 8, 2026. Eltherion, LLC publishes Miami Condo HQ as research; it is neither this association nor its manager.

Which Lake Park this is

Several Florida condominiums use the name. This guide covers only project PR1S018819 on NE 199th Street in Miami-Dade, summarized at /condo-associations/lake-park-condo-pr1s018819.

In Broward, Lake Park Gardens 1 through 8 are eight separate condominiums on NW 10th Court in Plantation, each with its own association; the first is /condo-associations/lake-park-gardens-1-inc-pr1s023383 and the city hub is /condo-associations/in/plantation. Lake Park is also a town in Palm Beach County, and /condo-associations/in/lake-park lists 12 condominiums with 20 or more units there, none of them named Lake Park.

On NE 199th Street itself, the neighbors are Northlake Village at the California Club, 124 units at 760 NE 199th Street, at /condo-associations/northlake-village-at-the-california-club-pr1p008127, and a row of small Carmel at the California Club condominiums. Put PR1S018819 and MA00008193 on any request meant for this association.

The association on the state and corporate records

DBPR shows file 62869, status Approved and Recorded, with the association's address at the property, 900 N.E. 199th Street. The route line where a management company sometimes appears is blank.

No Sunbiz record carries the DBPR spelling. A name search on November 8, 2026 returned two close matches. Lake Park Condominium I, Inc., document 716972, is an active not-for-profit corporation filed August 6, 1969, five weeks after the declaration was recorded. Its 2026 annual report was filed February 27, 2026, and its last event is an amendment filed October 17, 2019.

That record gives principal and mailing addresses in care of Landmark Management Services Inc. at 1941 NW 150th Ave. in Pembroke Pines, and names Iglesias Law Group, P.A. in Pembroke Pines as registered agent. It lists no property address, so the record alone does not prove it is this condominium's association. The name, the 1969 filing date and the county's legal lines for "Lake Park Condo No 1" all point that way, which is why our register page does not show a corporate record and you should confirm it with the board.

The second match, Lake Park Condominium Association, Inc., document N06000006893, was filed in 2006 and administratively dissolved in 2008 for failing to file an annual report. It lists the same federal employer identification number as document 716972; the records do not say why. Do not send documents or payments to the dissolved corporation.

A North Miami Beach address outside the city

The state record and the postal address say North Miami Beach. The Property Appraiser lists every unit's municipality as Unincorporated County, and every folio starts with 30, which Miami-Dade County's recertification page says marks unincorporated property.

That decides who enforces building rules: the county says each municipality's building official handles its own recertifications, while unincorporated properties use the county's Recertification Portal. For Lake Park, the county's building office is the one to ask, not North Miami Beach's. Our register files it under /condo-associations/in/north-miami-beach because DBPR's address does, where it ranks 37th by units among 204 condominiums with 20 or more. The city guide at /neighborhoods/north-miami-beach covers the surrounding area, not this parcel's jurisdiction.

Three buildings, 192 units, one 1969 year built

No unit sits at 900. The county places Building 1 at 940 and 942 NE 199th Street, Building 2 at 950 and 952, and Building 3 at 920 and 922. Folios run from 30-2206-029-0010 to 30-2206-029-1920 in steps of ten, which is 192 numbers, matching DBPR's count.

Of those, 190 are unit records with a Year Built of 1969. One more, Unit 1H in Building 3, carries a note that it serves as common elements of Lake Park Condo #1, and one folio number, between units 3B and 3D in Building 1, returned no record. Ask the association how Unit 1H is used.

Unit numbers run 1A through 4S, with 16 per floor in each building. That reads as four residential floors, though that is our reading; the records state no story count. The roll shows 118 two-bedroom, two-bath units of 1,192 square feet, 63 one-bedroom, one-bath units of 823 square feet and eight one-bedroom units of 885 square feet, all eight in Building 2. Unit 2D in Building 1 is listed at 1,192 square feet with one bedroom.

Ownership shares written into the legal lines

Each unit's county legal description states its undivided share of the common elements: 0.56493 percent for a 1,192-square-foot unit, 0.44465 percent for 823 square feet and 0.46883 percent for 885 square feet. Each line also gives a separate share of limited common elements that differs by building. A few lines carry what look like typing variants, so treat the declaration, not the tax roll, as the authority.

Section 718.104(4)(f) requires a declaration to state each unit's share as a percentage or fraction, and its square-footage-or-equal rule applies only to residential condominiums created after April 1, 1992, so it does not govern this 1969 condominium. Section 718.115(2) ties a residential unit's share of common expenses to its ownership interest in the common elements. The legal lines cite Clerk's files 69R-137000, 69R-163688 and 70R-48328 in Miami-Dade Official Records. We have not read them.

Inspection and reserve-study dates for 1969 buildings

Section 553.899(3)(a) requires a milestone inspection for residential condominium buildings three habitable stories or more in height by December 31 of the year they reach 30, counted from the certificate of occupancy, and every 10 years after. A building that reached 30 before July 1, 2022 needed its first inspection before December 31, 2024. If these buildings have three or more habitable stories and 1969 certificates, that earlier deadline applied.

The county adds that buildings built on or before 1982 that already had an initial recertification continue on their established schedule. We did not search the Recertification Portal, so ask for each building's latest report and next due date.

Section 718.112(2)(g)7 required structural integrity reserve studies at owner-controlled associations existing by July 1, 2022 by December 31, 2025, for buildings three stories or higher, and bars completion after December 31, 2026. We have not seen a study or an inspection report. Our explainer is at /blog/miami-condo-milestone-inspection-sirs.
