South of Fifth occupies the southern end of South Beach. For a buyer, the useful distinctions are the exact residence’s ocean or bay orientation, access to the waterfront and park, and the association obligations that accompany the home.

Why SoFi prices above the rest of South Beach

A home north of Fifth Street and one south of it are not automatically price comparables. Match interior area, condition and building services before evaluating the location difference; we have not established a current neighborhood premium.

Visit the streets around South Pointe Park, the waterfront and the residence you are considering. Compare exact homes by floor, orientation and documented interior and outdoor area, then review current charges and dated sales. The size of our directory does not establish market inventory.

What the monthly carry looks like at the tip

Compare recurring costs using the actual assessments for the homes under consideration at Murano Grande, Continuum and Apogee. Read the supporting budgets and any required additional charges, identifying what each payment includes.

Those rates fund what the buildings are: gated acreage, tennis, beach clubs and staff spread across 67 to 318 households rather than several hundred. Low density is the product and the dues are the invoice for it. Where the age of the stock matters

Inspection timing, reserve requirements and assessment exposure need a building-specific review. A directory construction year or a newer design does not establish compliance, reserve adequacy or limited repair risk.

That last one matters more here than elsewhere, because low-density buildings tend to write the tightest rental rules.
