West Brickell Condos: Where It Starts and Which Buildings Are in It

West Brickell is an informal name with no official boundary that we could find. Miami Today has used it for the blocks between Brickell Avenue and I-95. Using a stricter test, a Southwest street address east of I-95, our records place seven buildings there, including Brickell Ten, Le Parc at Brickell, Brickell Heights and both Axis towers.

Is West Brickell an official neighborhood?

We found no City of Miami map or ordinance that draws a line around West Brickell, and Wikipedia's list of Miami neighborhoods has no entry for it. The area sits inside Brickell as that neighborhood is usually described. Wikipedia's Brickell article places Brickell immediately east of Interstate 95, including Southwest 3rd Avenue, and running east to Biscayne Bay, north to the Miami River and south to SW 26th Road. On this site those blocks are covered by /neighborhoods/brickell, and our building records file every West Brickell address under Brickell rather than under a separate neighborhood.

The name comes from development reporting rather than from a legal map. Miami Today used it in a May 23, 2002 story about new projects west of the Brickell Avenue corridor, and again in a December 30, 2014 story in which a brokerage executive described the land west of Brickell Avenue as the district's next growth area. Neither is a legal definition, so treat any West Brickell label, including ours, as a description of location.

Where the name starts: Brickell Avenue, Miami Avenue or I-95

The most specific published description we found is in that 2002 report. It said the City of Miami had hired HOK Planning Group to prepare a plan for a district the article called Brickell Village, after the area was rezoned to allow mixed-use projects. The district ran west of Brickell Avenue to I-95 and from the south bank of the Miami River to SW 15th Road. The 2014 story used the same east and west edges, describing the parcels between Brickell Avenue and I-95.

That description is broad. It takes in South Miami Avenue, where the 2002 report placed Mary Brickell Village between SW 9th and 10th streets, and the towers that sit one block off Brickell Avenue. The 2014 story, by contrast, noted new projects appearing closer to I-95 than to Brickell Avenue. So the name can point at the Miami Avenue blocks or at the blocks beside the interstate.

Our test for calling a building West Brickell

Because the published edges vary, we use a narrower rule anyone can check. Miami-Dade County divides its street grid into four quadrants, with Flagler Street and Miami Avenue as the dividing lines; the county's Implementing Order 10-4, which sets standards for rental-car visitor maps, requires maps to show exactly that. Any address containing Southwest therefore lies west of Miami Avenue and south of Flagler Street.

We count a building as West Brickell when three things are true: its recorded street address is in the Southwest quadrant, our records file it under Brickell, and it lies east of I-95, the western edge used in both Miami Today descriptions. The test leaves out the Miami Avenue and Brickell Avenue corridors. Our Brickell records also hold a few Southwest addresses well west of the interstate, on SW 9th Avenue and in the 1700 and 1800 blocks of SW 6th Street, SW 10th Street and SW 11th Terrace; we leave those out. Buildings with no street address in our records, such as Cassa Brickell and 1100 Millecento, are not classified either way.

The seven buildings our records place in West Brickell

Brickell Ten, at 1010 Southwest 2nd Avenue, appears in the state's condominium records as Brickell Ten, A Condo with 155 units. Le Parc at Brickell, at 1600 Southwest 1st Avenue, is described by its developer, Alta Developers, as a 12-story condominium completed in 2017 with 128 residences, designed by Revuelta Architecture with interiors by Ligne Roset. The state file also lists 128 units. If you use the 2002 description's SW 15th Road edge, check which side of that road the building sits on; the profile is at /buildings/le-parc-at-brickell.

Brickell Heights, at 55 Southwest 9th Street, is a Related Group development. The developer credits David Rockwell with its double-height lobby and identifies Fabián Burgos's exterior mural as a defining feature. The profile is at /buildings/brickell-heights.

Casa Grande I Towers, at 104 Southwest 9th Street, carries a 1999 construction year in county records, and the state file lists it as Casa Grande I Towers Condo. The public-records profile is at /buildings/casa-grande-towers-condominium.

Axis at Brickell Village is two towers: Tower 1 at 1101 Southwest 1st Avenue and Tower 2 at 79 Southwest 12th Street. Arquitectonica describes them as two residential towers above retail and parking with separate elevator cores. The architect's published materials give two different totals for the whole project, 730 and 718 units, so neither is a count for one tower. Mercedes-Benz Places Miami, at 1133 Southwest 2nd Avenue, is under construction. JDS Development Group's project page, updated August 6, 2026, describes a 67-story mixed-use development by SHoP Architects with ODP Architects, interiors by Woods Bagot, and a redesigned Southside Park. We assert no completion date; the profile is at /buildings/mercedes-benz-places-miami.

Towers that count only under the wider definition

If you use the 2002 edges instead, South Miami Avenue towers join the list. From our records those include SLS Lux at 801 South Miami Avenue and SLS Brickell at 1300 South Miami Avenue, both Related Group projects. Cipriani Residences Miami, under construction at 1420 South Miami Avenue, is also on that avenue; check it against the SW 15th Road line on a map before counting it. None has a Southwest address, so our test leaves them in plain Brickell.

West Brickell names that are rentals, not condos

A West Brickell name does not make a building a condominium. West Brickell Tower, at 1026 Southwest 2nd Avenue, is marketed by its operator as a rental apartment community, and our condo directory excludes it for that reason. We exclude several Southwest-grid neighbors on the same basis: Miro Brickell at 255 SW 11th Street, Magnus Brickell at 201 SW 10th Street, Camden Brickell at 50 SW 10th Street, Solitair at 86 SW 8th Street and City Heights, a senior apartment property at 145 SW 8th Street. How to check a West Brickell address yourself

Start with the address. A Southwest address puts the building west of Miami Avenue under the county grid, and a street map shows whether it is east or west of I-95. Then confirm the building is a condominium. The Florida DBPR Division of Florida Condominiums, Timeshares and Mobile Homes publishes condominium records by county, and the lookup at /condo-associations searches the Miami-Dade file by condo name, association name or street address, showing the association's legal name, unit count and recorded date.
