Bentley Residences: Sunny Isles' 749-Foot Preconstruction Bet

Bentley Residences puts a private multi-car garage on every residence's own floor, 63 stories above Collins Avenue. What our directory records about the tower, the 10/10/10/70 deposit schedule, and how a 2028 delivery compares to the flagships already standing.

Bentley Residences: Sunny Isles' 749-Foot Preconstruction Bet

Bentley Residences is a 63-story, 216-unit Bentley-branded tower under construction at 18401 Collins Avenue in Sunny Isles Beach, with completion expected around 2028. Our directory records it at 749 feet, describing it as set to stand as the tallest building on a U.S. beach, and gives every residence a private multi-car garage on its own floor.

What is actually being built at 18401 Collins

The tower is a Dezer Development project designed by Sieger Suarez, with interiors credited to Bentley and Dezer. Our directory records 63 stories and 216 residences behind a diamond-faceted facade drawn from the marque's quilted leather, with floor plans running three to five bedrooms. Its development status is under construction, not delivered — meaning everything below describes a building you can contract for but cannot yet walk through, and the figures attached to it are our directory's research rather than closed sales.

Why the car elevator changes the floor plan, not just the marketing

The concept is the Dezervator, the patented car elevator Dezer first built into Porsche Design Tower two blocks south at 18555 Collins. Instead of a podium garage, the elevator carries you and your car to your own floor. Our directory also records a balcony pool, a sauna and an outdoor shower for each residence.

The consequence is arithmetic. Spread 216 residences across 63 stories and you get roughly three and a half homes per floor, because the garage and its circulation consume floor plate that a conventional tower would sell. That is the real trade in this building type: you are buying square footage that houses cars, and paying oceanfront rates for it. For the delivered version of the same idea, our guide to that building is at /blog/porsche-design-tower-guide.

The numbers our directory records

Our directory lists Bentley Residences in a range from about $4.2 million to $35 million, with an average of roughly $1,700 per square foot — a research estimate for a preconstruction tower, not a live comparable, and one that will only be tested when units start closing. Our research also puts the building at about seventy percent sold ahead of delivery.

Two figures we deliberately do not publish: monthly dues and closed comps. There are none to publish. A building that has not delivered has no operating history, and its association budget is an estimate produced by the developer until the first real year is run. Treat any dues number quoted to you now as a projection.

For context, our neighborhood research puts Sunny Isles Beach at a median condo price near $1.29 million and about $1,150 per square foot across roughly 36 buildings, as of August 1, 2026. Bentley's estimated per-foot figure sits close to fifty percent above that neighborhood average, which is the branded-tower premium stated plainly. Current market-wide figures are at /market-stats, and the neighborhood page is at /neighborhoods/sunny-isles-beach.

The deposit schedule and what signing commits

Our directory records the deposit structure as ten percent at contract, ten percent at groundbreaking, ten percent at a structural milestone and the remaining seventy percent at closing. Read that as a timeline, not a discount: with delivery expected around 2028, thirty percent of the purchase price is committed and held for years before you take title to anything.

Florida's condominium statute governs how preconstruction deposits are held and when a developer may draw on them, and those protections are not uniform across the whole deposit. We walked through where they apply and where they stop at /blog/florida-preconstruction-condo-deposit-protection. Read your purchase agreement against that, particularly the developer's rights to modify plans and to extend the delivery date.

How it sits against the flagships already standing

The honest comparison is delivered versus promised. Porsche Design Tower, per our directory, was completed in 2017 across 60 stories and 132 units at roughly $1,650 per square foot. Jade Signature dates to 2018, 57 stories and 192 units at about $1,500. Acqualina goes back to 2006 at about $1,450. Each of those has an association history, a real budget and an inspection horizon you can read before you buy.

Bentley offers the opposite profile: newest product, longest wait, no operating history, and construction-timeline risk carried by you. Both sides of that trade are rational — they answer different questions. Profiles for the delivered towers are at /buildings, including /buildings/jade-signature and /buildings/acqualina-resort-residences.

What to verify before you sign

Preconstruction diligence is contract diligence. Get the purchase agreement reviewed by a Florida real estate attorney, with attention to the deposit schedule, escrow terms, the developer's reserved right to change unit plans and finishes, and the outside delivery date and your remedies if it slips. Ask what the projected association budget assumes, and what it excludes.

Then plan for the rules that arrive after delivery. Florida's structural integrity reserve study requirement reaches condominium buildings three stories and taller regardless of age, so reserve funding is an ownership cost from year one, not a problem deferred to the 2050s. We explained both that and the milestone inspection schedule at /blog/miami-condo-milestone-inspection-sirs.

We are a research directory, not a brokerage: we do not list units, negotiate contracts or close deals. When you want a specific residence or floor line at Bentley Residences priced and pursued, we will introduce you to a licensed partner agent who covers Sunny Isles Beach.

Questions buyers ask about Bentley Residences

When will Bentley Residences be completed?

Our directory records the tower as under construction with completion expected around 2028, at 18401 Collins Avenue in Sunny Isles Beach. Until it delivers there is no operating history, no association budget tested by a real year, and no closed sales in the building — so every figure attached to it, including price per square foot, is a research estimate rather than a comparable.

How tall is Bentley Residences and how many units does it have?

Our directory records 749 feet across 63 stories with 216 residences, and describes it as set to stand as the tallest building on a U.S. beach when it delivers. Floor plans run three to five bedrooms. Spread across 63 stories, 216 residences works out to roughly three and a half homes per floor, because each one carries its own multi-car garage.

What does the car elevator actually do?

It is the Dezervator, the patented car elevator Dezer Development first built into Porsche Design Tower at 18555 Collins Avenue. Rather than parking in a podium garage, you and your car ride to your own floor, where the residence has a private multi-car garage. Our directory also records a balcony pool, a sauna and an outdoor shower for each residence.

What is the deposit schedule at Bentley Residences?

Our directory records ten percent at contract, ten percent at groundbreaking, ten percent at a structural milestone and seventy percent at closing. With delivery expected around 2028, that means thirty percent of the price is committed and held for years before you take title. Florida's condominium statute governs how those deposits are held and when a developer may draw on them.

How does it compare to delivered Sunny Isles towers?

Per our directory, Porsche Design Tower completed in 2017 at roughly $1,650 per square foot, Jade Signature in 2018 at about $1,500, and Acqualina in 2006 at about $1,450, against Bentley's estimated $1,700. The delivered buildings have association histories and budgets you can read before buying; Bentley carries construction-timeline risk instead.
