Brickell Heights is a Related Group condominium in Miami's Brickell made of two legally separate towers. Miami-Dade County's records list Brickell Heights East at 45 SW 9th Street with 358 units and Brickell Heights West at 55 SW 9th Street with 332 units, both with a 2017 year built, and each tower has its own association.
Two condominiums under one name
The state condominium file from Florida's Division of Florida Condominiums, Timeshares and Mobile Homes, downloaded October 19, 2026, lists two separate filings. Brickell Heights East Condo, project PR75952, shows 358 units and a recorded date of February 3, 2014. Brickell Heights West Condo, project PR76116, shows 332 units and a recorded date of November 17, 2014. Each has its own managing entity: Brickell Heights East Condo Assn Inc, number MA71013, and Brickell Heights West Condo Assn Inc, number MA71179. Both filings are listed as approved and recorded.
That split matters most to a buyer: a budget, a reserve study or a set of rules belongs to one association, not to the brand. The county records agree. Each tower has its own recorded declaration, Official Records book 29015, page 1897 for the East tower and book 29392, page 4849 for the West, and each tower's unit percentages of the common elements add up to 100 percent on their own. Our profile at /buildings/brickell-heights carries the developer facts, and /condo-associations explains how to look up any Miami-Dade association.
Which address belongs to which tower
Three addresses circulate. Miami-Dade County's unit parcel records, checked October 19, 2026, put all 358 East units at 45 SW 9th Street and all 332 West units at 55 SW 9th Street. The state condominium file lists 850 South Miami Avenue for both filings, with ZIP code 33130 on the East record and 33131 on the West. Our directory uses 55 Southwest 9th Street, the West tower's address, for the building as a whole.
So a street address alone may not tell you which tower a unit is in. Search the county records by unit number and folio, read the legal description, which begins with either Brickell Heights East Condo or Brickell Heights West Condo, and use that exact name on any estoppel or records request. Both legal descriptions cover portions of lots 17 through 24 of block 56 in the City of Miami South plat. For the surrounding blocks, see /neighborhoods/brickell and /blog/west-brickell-condos-boundaries-and-buildings.
How each tower's unit numbers run
In both towers the county's unit numbers start on floor 10, and neither tower uses a 13th floor in its numbering. The East tower runs to floor 49. Floors 10 through 40 carry ten units each, numbered 01 to 10. Floors 41 to 44 drop to eight, losing the 02 and 07 positions. Floors 45 to 47 have six, and floors 48 and 49 have four, ending in 01, 03, 06 and 08.
The West tower stops lower. Floors 10 through 38 carry ten units, floors 39 to 42 carry eight, floors 43 and 44 carry six, and the top two floors are numbered as penthouses, PH4501 to PH4608, four to a floor.
The percentages show how the units compare. In the East tower on floors 10 to 40, every unit ending in 07 carries 0.182201 percent of the common elements and every unit ending in 01 carries 0.306216 percent, whatever the floor. The largest East share is 0.682961 percent, for unit 4806. In the West tower the shares run from 0.186584 percent for unit 1007 to 0.766684 percent for PH4506.
What the 34 East Tower plan sheets show
Our page at /buildings/brickell-heights/floor-plans publishes 34 sheets reviewed September 24, 2026, and every one is headed East Tower. We have not published a West tower plan set, so do not assume a West unit matches an East sheet with the same ending.
Nine sheets are labeled Residences 01 to 09 with no level range, and a tenth, Residence 4110, is marked levels 10 to 44. The smallest is Residence 07, a one-bedroom, one-bath plan with 676 square feet of air-conditioned area and a 156-square-foot terrace. Residence 02 is a one-bedroom, two-bath plan with a den and 859 square feet inside. Residence 01, a two-bedroom, two-bath corner, has 1,206 square feet inside and a 352-square-foot terrace, and Residence 03 adds a den and a half bath at 1,276.
The upper sheets line up with the county's layout. The floor 41 sheets cover the same eight positions the county lists for that floor, and the sheets for floors 48 and 49 cover the four corner positions. The largest are Residence 4801, with four bedrooms, four and a half baths and a den in 2,553 square feet plus a 592-square-foot terrace, and Residence 4806, with four bedrooms in 2,477 square feet. Two labels need checking: the sheet numbered 4508 is marked level 48, and the 4108 sheet covers levels 41 to 43 although the county also lists unit 4408. Compare other Miami plan sets at /condo-floor-plans.
Reading the square footage on a sheet
Each sheet carries a disclaimer about its measurements. It says the dimensions run from the exterior boundaries of the exterior walls to the centerline of interior demising walls, so they take in structural elements, and that the unit's area as defined in the declaration is smaller. A separate note says terrace shapes vary from floor to floor and points to Exhibit 2 of the declaration for the exact configuration.
So a plan-sheet figure and a declaration figure can differ for the same home without either being wrong. Before working out a price per square foot, ask which measurement a listing uses.
What Related Group lists in the building
Related Group's Brickell Heights page, checked October 19, 2026, credits David Rockwell with the double-height lobby, which it says features original art installations, and highlights Fabián Burgos's mural on the tower's exterior. It describes floor-to-ceiling windows in most rooms and lists a fitness club with an Equinox and a SoulCycle studio, a spa, a rooftop pool deck and a business center.
Treat that as the developer's description. Housing an Equinox in the building does not by itself mean owners get membership. Ask the association which spaces are common elements of your tower, which are shared with the other tower and which are run by outside businesses.
Questions buyers ask about Brickell Heights condos
Is Brickell Heights one condominium or two?
It is two. Florida's condominium file lists Brickell Heights East Condo with 358 units and Brickell Heights West Condo with 332 units, each with its own association, and Miami-Dade County records a separate declaration for each tower.
What is the address of Brickell Heights?
Miami-Dade County's records put the East tower at 45 SW 9th Street and the West tower at 55 SW 9th Street in Miami. The state condominium file lists 850 South Miami Avenue for both filings, so confirm the tower from the unit's legal description.
When was Brickell Heights built?
Miami-Dade County's parcel records give a 2017 year built for the units in both towers. The state file's 2014 dates mark when each condominium was recorded, not when construction finished.
Does Miami Condo HQ publish floor plans for both Brickell Heights towers?
No. The 34 sheets at /buildings/brickell-heights/floor-plans are all marked East Tower. For a West tower unit, ask the seller or the West association for the plan and the declaration exhibit that describes it.
How are assessments split at Brickell Heights?
Section 718.115(2) of the 2026 Florida Statutes says that in a residential condominium each unit's share of the common expenses equals its ownership interest in the common elements. Each Brickell Heights tower has its own declaration and percentages, so a unit's share is set within its own tower's budget.
Documents to request for the exact tower
Section 718.503(2) of the 2026 Florida Statutes entitles a buyer under contract with a non-developer seller to current copies, at the seller's expense, of documents including the declaration, the association's articles, bylaws and rules, the annual financial statement and budget, the milestone inspection summary where one applies, the most recent structural integrity reserve study or a statement that none has been completed, and the frequently asked questions document. At Brickell Heights, make sure every one of them comes from the association for the unit's own tower.
Miami Condo HQ has no live Miami listing feed, so the homes on /condos-for-sale and /condos-for-rent are samples, not current availability. Eltherion, LLC publishes research and is not a brokerage, so verify every figure here against the documents for the exact unit.
