Monad Terrace was developed by JDS Development. Ateliers Jean Nouvel, which designed the building, names JDS Development as its client and credits Kobi Karp Architecture & Interior Design as architect of record. Miami-Dade County's parcel records give the condominium's units at 1300 Monad Terrace in Miami Beach a 2021 year built.

Who developed Monad Terrace, and who designed it

The developer question has a direct answer in the architect's own record. Ateliers Jean Nouvel's project page for Monad Terrace, checked October 20, 2026, lists JDS Development under clients and credits JDS for the project images. The same page describes the firm's assignment as the commission plus interior design and furniture, so Nouvel's office was responsible for more than the exterior.

Kobi Karp Architecture & Interior Design appears on that page as the architects of record, listed among the consultants rather than the Paris team. Nouvel's office is the design architect, while an architect of record is generally the locally licensed firm of record on the project. If you ever need the building's original drawings for a renovation, check the permit file for both names.

The page also lists the engineering team: McNamara/Salvia for structure, Edwards & Zuck for building services, NV5 for geotechnical work, SLS Consulting for security and fire protection, and Kimley-Horn & Associates for the external layout. Panadiscio & Co. is credited with the branding identity. Our profile at /buildings/monad-terrace carries the building's location and record.

What Nouvel's project record describes

The architect describes Monad Terrace as a residential complex of luxury units on Biscayne Bay. Its program lists entrance lobbies, a common pool and outdoor lounges, a gym, a juice bar, a lagoon and tropical garden, residential units, penthouses and private pool decks. The page gives a surface area of 17,930 square meters, roughly 193,000 square feet, without saying how that area was measured, so it is not a figure to compare with a unit's square footage.

Two cautions follow. First, a design program describes what was drawn, not what operates today. A juice bar on the architect's list does not tell you whether one is open or who runs it. Second, the program mixes shared spaces with private ones. The lagoon, garden and common pool sit alongside private pool decks, and the line between a common element, a limited common element and part of a unit is drawn in the declaration, not on the architect's page.

The project status reads finalised, but the dates field shows only 2015 with no end year. Nouvel's page therefore confirms the building is finished without giving a completion year.

The condominium on the state and county record

Florida's condominium file, downloaded October 20, 2026, lists Monad Terrace Condo as project PR76463 at 1300 Monad Terrace, Miami Beach, with 59 units and a recorded date of May 4, 2020. Its managing entity is Monad Terrace Condo Assn, Inc, number MA71538, listed care of KW Property Management Consulting in Miami. Use the association's exact name on any estoppel or records request, and look up other associations the same way at /condo-associations.

Miami-Dade County's unit parcel records, queried the same day, show 60 unit records at 1300 Monad Terrace, every one with a 2021 year built, plus one reference-only folio for the condominium as a whole. All of them point to the declaration at Official Records book 31920, page 4664. The reference folio describes the land as the south 70 feet of lot 1 and lot 2 of block 80 of the Alton Beach Realty Co plat, joined by a unity of title, with a lot size of about 69,526 square feet.

The 2020 recording date and the 2021 year built do not conflict. A declaration is usually recorded before a building is finished, and the county's year built is an assessment field, not a certificate of occupancy. For the occupancy date itself, check the City of Miami Beach building records.

How the unit numbers and shares run

The county's 60 records break down this way. Floor 1 has one unit, 1A. Floor 2 has 2A, 2B and 2F. Floors 3 to 5 each have six units, A through F. Floors 6 to 10 drop the A position and carry B through F. Floors 11 and 12 have four units each, B, C, E and F. The top level is numbered as penthouses: PH-A, PH-B, PH-E and PH-F. That makes 59 floor-and-letter units, matching the state's count of 59. The sixtieth record is labeled CU-1, and neither record says what it is, so ask the association.

Each unit's share of the common elements is part of its legal description, and the shares total 100 percent within rounding. The smallest residential share, 0.9577 percent, belongs to the C units on floors 3 to 10. The largest are PH-B at 3.1985 percent and PH-A at 3.1319 percent. On floors 11 and 12 there is no D unit, and the E units there carry 2.7811 percent, nearly double the 1.4466 percent of the E units below, which suggests the upper-floor layouts differ from the stack beneath. CU-1 carries 0.5273 percent.

Those percentages matter because Section 718.115(2) of the 2026 Florida Statutes ties a residential unit's share of the common expenses to its ownership interest in the common elements. By those figures, the PH-B owner's share of the budget is about three and a third times a C-line owner's. Our site does not publish Monad Terrace floor plans, so the declaration's exhibits are where to confirm a unit's boundaries.
