What 9703 Collins actually is

Bal Harbour is a small village, and the buildings that define it can be counted on two hands. Our neighborhood research at /neighborhoods/bal-harbour profiles 14 condo buildings in total, so a single address here carries more weight than one tower does in Brickell or Sunny Isles.

Our profile at /buildings/st-regis-bal-harbour describes three oceanfront towers immediately beside the Bal Harbour Shops, completed in 2012 by Starwood and WCI, with architecture by Sieger Suarez and interiors by Yabu Pushelberg. The residences run a one-to-five-bedroom range, and our profile records flow-through layouts, private elevators on select lines, floor-to-ceiling impact glass and access to a 14,000-square-foot Remède spa and beachfront dining.

Read the tower count carefully, because it is the structural fact that shapes everything else on this page. Florida's condo law was rewritten around structural safety after 2021, and a 2012 oceanfront tower sits in the band where those rules bite hardest: old enough to be inside the inspection regime's reach, new enough that owners often assume it is not.

Inspection timing, reserve requirements and assessment exposure need a building-specific review.
