Automotive-branded

A car marque licenses its name and design language. The tie is aesthetic and amenity-led — the manufacturer does not operate the building.

Fashion-branded

A fashion house shapes interiors and common areas. The affiliation is a design licence, so day-to-day management sits with a separate operator.

Design-house-branded

A design or luxury-goods house directs interiors and finishes under licence, with building management handled separately.

What should I check before buying a branded residence off-plan?

Four things are worth confirming in writing before you commit. First, how your deposit is held — staged deposits are standard on Miami preconstruction, and what matters is the escrow arrangement and what happens to your money if the project is delayed or does not complete. Second, the brand agreement itself: the licence sits between the developer and the brand, not between you and the brand, so ask how long it runs and what happens to the name, the services and the fees if it lapses. Third, what the brand is actually contracted to deliver — a design licence and an operated-services agreement are very different commitments. Fourth, the estimated operating budget, because the service standard is funded by the association and the figure quoted at launch is an estimate, not a cap. None of that makes off-plan good or bad; it makes the specific building's paperwork the thing that decides it.
