South Florida condo age report 2026

65% of the units in South Florida's registered condominiums of 20 or more units are in condominiums recorded with the state before 1996, more than 30 years ago. That is 473,691 of 723,357 units in 5,984 of 7,940 condominiums. Florida law requires a milestone structural inspection once a condominium building three or more habitable stories tall reaches 30 years of age, so this is the stock now inside that framework or close to it.

Questions people ask about South Florida condo age

How many South Florida condos are more than 30 years old? In Florida's condominium records, 5,984 of the 7,940 condominiums of 20 or more units in Miami-Dade, Broward and Palm Beach were recorded before 1996, holding 65% of their units. A recorded date is when the condominium was registered with the state; a building converted to condominium later can be older than its record.

When does a Florida condo need a milestone inspection? Section 553.899 of the Florida Statutes requires a milestone structural inspection for condominium and cooperative buildings three or more habitable stories tall once they reach 30 years of age, and every ten years after. Age runs from the date the building's certificate of occupancy was issued, and the local building department notifies the association when an inspection is due, so check the specific building with both.

Does this report say which buildings are unsafe or face assessments? No. A recorded date and a unit count say nothing about a building's condition, height, inspection results, reserves or charges. Use it to see where older stock is concentrated, then request the association's milestone inspection report and structural integrity reserve study for any building you are considering.

Method and sources

Counts cover every condominium with 20 or more units in our register, built from the Florida Department of Business and Professional Regulation's condominium public-records extracts, grouped by the declaration's recorded date. Older means recorded before 1996. Cities follow the mailing city on the state record. The files do not record building height, so these figures are an upper bound on buildings covered by milestone inspections, not a count of inspections due. The full register is free to download as a CSV file.
