Miami Branded Residences by Brand: License, Services, Operator and Developer Compared

A side-by-side reading of the official disclosures for Miami's 14 branded towers: who holds each brand name under license, which tower says the brand will not manage it, what services the sites list, who the developers are and what happens if a license ends.

No one publishes an official ranking of Miami's branded residences, so compare them on the record. Across the 14 towers in our directory, every license disclosure we read says a developer uses the name under license rather than the brand owning or selling the building, and Cipriani states it will not manage its tower.

How to compare brands when nobody publishes a ranking

No neutral body ranks branded residences, and a brand's standing in hotels or cars does not transfer automatically to a condominium it did not build. What can be compared is on paper: who holds the right to use the name, who is responsible for running the building, which services the official site lists, and which company is the developer. Our /branded-residences hub groups the 14 towers by brand type. This post reads their official disclosures side by side, as published when we checked them on September 29, 2026.

Who holds the name: the license disclosures

The pattern repeats across brands. The St. Regis Residences, Miami site, profiled at /buildings/st-regis-residences-miami, states that the tower is not owned, developed or sold by Marriott and that 1809 Brickell Property Owner, LLC uses the marks under a license from Marriott. The Ritz-Carlton Residences, South Beach, at /buildings/ritz-carlton-residences-south-beach, says the same of The Ritz-Carlton Hotel Company and names Sobe Sky Development, LLC as the licensee. Four Seasons Private Residences Coconut Grove, at /buildings/four-seasons-residences-coconut-grove, names M-2699 S. Bayshore Owner LLC as the developer using the Four Seasons marks under a license from Four Seasons Hotels Limited.

Outside the hotel names the language is similar. The legal page for /buildings/aston-martin-residences says Aston Martin and its trade mark licensee have no ownership interest in the condominium and did not take part in its development or sale, while the developer and G&G Business Developments hold limited licenses. The developer of /buildings/baccarat-residences-miami discloses that it uses the Baccarat and Related Group names under license agreements. A 2018 Porsche Design release describes Dezer Signature Brands, part of Dezer Development, as holding a master licensing agreement with Porsche Design, the arrangement behind /buildings/porsche-design-tower.

Who runs the building: brand, manager or not yet stated

This is where the names genuinely differ. Cipriani is the most explicit. The legal page for /buildings/cipriani-residences-miami says Cipriani will not manage the project or the condominium and that the developer intends to engage a management company. The Delano Residences and Hotel Miami site, profiled at /buildings/delano-residences-miami, says the licensee, 4th and Biscayne Trustee, LLC, is solely responsible for the ownership, development and operation of the project. Ennismore's February 2026 announcement adds that the property will be supported by Accor One Living, which it describes as a platform for managing the development, design and operation of mixed-use and branded residential projects.

For the other towers, the official pages we read describe services without naming the residential management company. That proves nothing either way. It means the management agreement in the offering documents is the only reliable place to find the answer.

What the official sites actually list as services

The Residences at The Surf Club, profiled at /buildings/surf-club-four-seasons, gives the most itemized list: pool and beach service, a Four Seasons spa and fitness center, a designated Four Seasons concierge, private residential lobbies with Four Seasons arrival, and à-la-carte butler, housekeeping, in-residence dining and grocery provisioning. It separates its private residences from its hotel residences, whose owners may choose whether and when to join the Four Seasons rental program. À-la-carte implies separate charges, so ask how they are billed.

Four Seasons Coconut Grove lists an on-site director of residences, a residential concierge, doorman and bellman service, valet, 24/7 security and 24-hour on-call emergency maintenance. The St. Regis Miami site describes a residential-only building and names butler service among the brand's traditions. Ritz-Carlton South Beach pairs its 30 residences with culinary experiences by chef José Andrés. The 2018 Porsche release described a car concierge for residents' vehicles, and Dezer's current page describes private sky garages and car elevators at /buildings/bentley-residences-miami. Delano's announcement lists a members' club, a spa concept called The Source by Delano and ALL Accor Elite membership for owners.

A listed service is a marketing description until a contract makes it an owner's entitlement. Ask for the written service schedule and the line of the association budget that pays for each item.

Who builds them: the developers behind each name

The brand is rarely the builder. Related Group appears on three: St. Regis Miami with Integra Investments, Baccarat with GTIS Partners in our records, and /buildings/sls-brickell, where Related describes residences above an eight-floor hotel. Dezer Development is behind both Porsche Design Tower and Bentley Residences in /neighborhoods/sunny-isles-beach. PMG develops Delano and, with Greybrook and Mohari in our records, /buildings/waldorf-astoria-residences-miami. OKO Group lists /buildings/missoni-baia as completed, with 57 floors and 249 residences. Mast Capital is named on Cipriani's legal page. For Aston Martin, the legal page names Riverwalk East Developments, LLC as the developer under Florida's Condominium Act and says G&G was engaged to help develop and market it. Our records name Fort Capital Management for The Surf Club, and the Coconut Grove site names CMC Group and Fort Partners.

Several towers mix residences with a hotel, which makes the paperwork matter more. Our record for /buildings/st-regis-bal-harbour notes a St. Regis resort in the same complex, which its architect describes as a three-tower hotel, residential and retail project. Waldorf Astoria's planned 100-story tower is described with 360 residences and a hotel component, and The Surf Club has a Four Seasons hotel above the historic club. In each case, ask which facilities are condominium common elements and which belong to the hotel.

What happens to the name if a license ends

Several disclosures address this directly. Cipriani states that if its license agreements terminate, all use of the marks at the project ends, that there is no assurance they will last any particular period, and that a license to the association is intended rather than already granted. Aston Martin says its association has been granted, or will be granted on certain events, a limited license, and that all use of the marks ceases when the licenses expire or terminate. Delano's license is limited, non-exclusive and non-transferable, may be terminated or revoked, and gives individual units no right to use the name. Baccarat says its name will no longer be used if its license terminates.

The name is a contract with exit conditions, not a permanent feature of the deed.

Questions buyers ask about comparing Miami branded residence brands

Which Miami branded residence brand is the most reputable?

We do not rank them, and no official source does. What can be compared is each tower's license disclosure, its named manager, its listed services and its developer; everything else depends on that building's documents, finances and condition.

Do hotel brands manage their Miami branded residences?

Not necessarily. St. Regis Miami, Ritz-Carlton South Beach and Four Seasons Coconut Grove each state that the brand does not own, develop or sell the tower and that the developer uses the name under license. Who manages the building day to day is set by the management agreement in the offering documents.

Which Miami branded tower says outright that the brand will not manage it?

Cipriani Residences Miami. Its legal page says Cipriani will not manage the project or the condominium and that the developer intends to engage a management company.

Can a Miami branded residence lose its brand name?

Yes. The Cipriani, Aston Martin, Delano and Baccarat disclosures each say use of the name ends if the license ends or is terminated. Ask for the license term, the renewal conditions and what the association's budget assumes if it lapses.

How do I get the official documents for a new Miami branded tower?

Ask the developer. For developments subject to it, Section 718.503 of the Florida Statutes requires the developer to furnish the prospectus or disclosure statement with all exhibits, and a buyer may cancel by written notice within 15 days after receiving all required documents.

Where to verify a specific tower

Miami Condo HQ is a research publisher, not a brokerage, and has no live Miami MLS feed, so we publish no Miami prices or availability. Start with the tower's profile, the floor plans at /condo-floor-plans where they are published, and the association records guide at /condo-associations. Aston Martin's legal page, for example, gives the condominium's legal name as 300 Biscayne Boulevard Way Condominium, which is the name to search in official records. Then have a Florida attorney read the license, management and service agreements before you rely on a brand.
