The unit count is the number worth sitting with. Two 16-story towers holding 160 residences works out to 80 per tower and roughly five residences per floor on average, which is consistent with the large floor plates a three-to-five bedroom range implies.
Density of that order shapes daily life in ways price per square foot never captures. Elevator waits, amenity contention, parking and the plain question of how many households share a lobby all scale with the count. A 160-residence community spread across eight acres is a materially different product from a single 400-unit tower on a quarter-acre pad, even at a similar price per foot.
It also concentrates the association's cost base. The fixed expenses of an island — the bridge, the gate, the marina, the seawall, the grounds — are divided among 160 owners rather than several hundred, and that is the mechanism behind the dues figure below.
What the dues actually buy
At the recorded $1.40 per square foot per month, a 3,000-square-foot residence carries roughly $4,200 a month in association dues. That is a substantial line item beside taxes and insurance, and an underwriting model built on price per square foot alone will understate the monthly carrying cost badly.
The figure is defensible against what it funds: guard-gated access, an island's grounds and seawall, a marina, a beach, a spa and a restaurant, spread across a small owner base. Small communities buy privacy and pay for it in dues per owner. Privé is a clear instance of that trade rather than an exception to it.
