What South Beach costs, and how it compares
Those figures are our research estimates for /neighborhoods/south-beach, not live MLS comps, and they are worth reading next to the neighborhoods on either side. Our research puts /neighborhoods/south-of-fifth, the enclave below 5th Street, near $1,850,000 and $1,650 per square foot across 18 buildings, and /neighborhoods/mid-beach near $1,450,000 and $1,320. Brickell, on the mainland, sits below South Beach at roughly $720,000 and $850.
Read the pattern rather than the decimals: South Beach is the mid-priced entry into Miami Beach proper, cheaper per foot than the enclaves north and south of it and dearer than the mainland towers. Current figures sit at /market-stats.
Three different condo products in one neighborhood
The single median hides three different products, and confusing them is a common mistake.
The first is the restored Art Deco building: low-rise, often pre-war, small in unit count, sometimes without a garage or a pool. The second is the oceanfront tower on Collins Avenue, usually hotel-branded, amenity-heavy and priced well above the neighborhood median. The third is the bayfront building along West Avenue, facing Biscayne Bay rather than the Atlantic, where much of the more attainable inventory sits.
The branded oceanfront towers on Collins Avenue
Three buildings show the top of this market. The Setai Residences at 101 20th Street is the established one: 2004, 40 stories, 162 residences, architecture by Jean-Michel Gathy, interiors by Jaya Ibrahim, above the five-star hotel. Our directory lists a range of $1.5 million to $28 million, an average near $1,700 per square foot, dues around $1.80 per square foot per month and one- to four-bedroom layouts. Two more are under construction. The Ritz-Carlton Residences, South Beach at 1671 Collins Avenue converts the historic Sherry Frontenac into 111 residences across 18 stories, completing in 2026 in our data at $2 million to $18 million, or roughly $1,600 per square foot. Delano Residences Miami Beach at 1685 Collins Avenue revives the Delano name as 170 residences, also 18 stories, with Arquitectonica architecture and Meyer Davis interiors, completing in 2027 at $2.5 million to $25 million. Art Deco charm carries older-building math
The Art Deco Historic District is why people fall for this neighborhood, and why diligence matters more here than in a 2020 tower.
Florida's condo safety law requires a milestone structural inspection at 25 years for buildings within three miles of the coast, plus a structural integrity reserve study associations can no longer vote to waive. South Beach sits inside that coastal band, and much of its housing stock is decades past the 25-year mark.
That is not a reason to avoid an older building, but it is a reason to read the milestone report, the reserve study and the assessment history before you offer — a building that funded its repairs and one that deferred them look identical from Ocean Drive.
What oceanfront dues actually pay for
Dues are high because the building fights salt air, wind and water with staffing and reserves. Using our directory's figure for The Setai of about $1.80 per square foot per month, a 1,500 square-foot residence would carry roughly $2,700 a month before taxes, insurance and any assessment. That is our arithmetic on our own estimate, not a quoted figure from the association.

Who South Beach fits
It fits buyers who want to walk to the sand, to Lincoln Road and to dinner, who value name recognition at resale, or who want a second home in a building that runs itself.
It fits less well if you want a quiet street, a new building at a moderate price, or certainty about renting the unit out. Miami Beach regulates short-term rentals and condo documents set their own lease minimums, so buyers counting on rental income should read both before signing.
