Eight of the 14 branded towers in our Miami directory are not finished. Six are under construction: St. Regis, Cipriani and Baccarat in Brickell, Waldorf Astoria in Downtown Miami, Four Seasons in Coconut Grove and Bentley in Sunny Isles Beach. Two, Delano in Downtown Miami and Ritz-Carlton in South Beach, are listed as preconstruction.

How we chose these eight towers

The starting point is the 14 towers on our /branded-residences hub, each checked by hand against its building record before it was listed. We kept only the towers whose records mark them under construction or preconstruction, and we reread the official pages those records cite on October 15, 2026. Brand, developer and status below come from that record and those pages. Where a source publishes a date we repeat it as the developer's own target, and where it publishes none we say so instead of estimating. Finished branded towers such as Aston Martin Residences, Missoni Baia and Porsche Design Tower are left out; completed buildings are covered at /blog/new-construction-condos-miami-completed-since-2020, and the wider pipeline, branded or not, is at /preconstruction.

Brickell's three: St. Regis, Cipriani and Baccarat

The St. Regis Residences, Miami at 1809 Brickell Avenue, profiled at /buildings/st-regis-residences-miami, carries a Now Under Construction banner on its official site. The site names Related Group and Integra Investments as developer, Robert A.M. Stern Architects as design architect and Rockwell Group for interiors, and it describes a residential-only building rather than a hotel. Its legal notice says Marriott does not own, develop or sell the tower and that 1809 Brickell Property Owner, LLC uses the St. Regis marks under license. The site publishes no delivery date.

Cipriani Residences Miami at 1420 South Miami Avenue, at /buildings/cipriani-residences-miami, is the furthest along by its own account. Its official site now says vertical construction is complete and advertises occupancy in summer 2027, alongside 85 stories and 397 residences. That is a developer's marketing target, not a contractual delivery date. Our record names Mast Capital as developer. The site's legal terms, issued by M-1420 S Miami Ave Owner, LLC, say Cipriani will not manage the condominium and that the developer intends to hire a management company.

Baccarat Residences Miami, at /buildings/baccarat-residences-miami, is marked under construction in our record, which lists Related Group and GTIS Partners as developers. Neither Related Group's project page nor the official site publishes a construction milestone or delivery date; the site currently offers penthouse residences for preview. Its legal notice names 444 Brickell One, LLC as the developer, using the Related Group and Baccarat names under license agreements, and says the Baccarat name will no longer be used if that license ends. The 444 Brickell Avenue suite shown on both pages is a sales contact address, not the residences' legal address.

Downtown, Coconut Grove and Sunny Isles: three more rising

Waldorf Astoria Residences Miami at 300 Biscayne Boulevard, profiled at /buildings/waldorf-astoria-residences-miami, is described on its official site as a 100-story tower with 360 branded residences plus hotel guest rooms and suites. Carlos Ott produced the conceptual design, Sieger Suarez is architect of record and BAMO designed the interiors. The project's team page profiles PMG, Greybrook Realty Partners, Mohari Hospitality and S2 Development. The under-construction status rests on a dated photograph on Wikimedia Commons, captioned as the tower under construction and taken July 4, 2026. It shows progress on that day only, and the pages we cite publish no delivery date.

Four Seasons Private Residences Coconut Grove at 2699 South Bayshore Drive, at /buildings/four-seasons-residences-coconut-grove, is marked under construction in our record. The official residences page describes 20 stories and 70 units, names CMC Group and Fort Partners as developers and Revuelta Architecture International as architect, and credits Bönan Interior Design for interiors. Its legal text says Four Seasons does not own, develop or sell the residences and that the developer, M-2699 S Bayshore Owner LLC, uses the Four Seasons marks under license. The page gives no construction milestone or delivery date.

Bentley Residences at 18401 Collins Avenue, profiled at /buildings/bentley-residences-miami, is the only tower on this list in /neighborhoods/sunny-isles-beach. Our record marks it under construction, citing Bentley Motors' description of work underway, and Dezer Development's current-developments page says the company is focused on the project, which it describes with private sky garages and car elevators. Brand and city publications give different floor counts, so we state none, and the pages we cite publish no delivery date.

The two still listed as preconstruction: Delano and Ritz-Carlton

Delano Residences & Hotel Miami at 400 Biscayne Boulevard, at /buildings/delano-residences-miami, is a new Downtown tower, not a conversion of the Delano hotel in Miami Beach. Ennismore announced it with developer PMG on February 23, 2026 as Delano's first branded residences: 90 stories, designed by Carlos Ott with CUBE 3, interiors by Meyer Davis, with sales scheduled to begin that March. PMG's page now lists its status as active sales. The same page gives two residence totals, 421 in its description and 431 in its overview, so confirm the count in the offering documents. The legal notice says 4th and Biscayne Trustee, LLC holds a limited Delano license that can be terminated or revoked, and that individual units have no right to use the name.

The Ritz-Carlton Residences, South Beach at 1671 Collins Avenue, at /buildings/ritz-carlton-residences-south-beach, is marketed as 30 one-to-five-bedroom residences designed by Kobi Karp, with interiors by Alessandro Munge and landscape by Naturalficial. Its legal notice says Sobe Sky Development, LLC uses the Ritz-Carlton marks under license, and our record names no other developer. The official pages publish no construction milestone or delivery date.

What a status label leaves out

Under construction and preconstruction tell you where a project stands, not when you could close or what you would pay to live there. Seven of these eight official pages publish no delivery date at all, and Cipriani's summer 2027 is a marketing target. The purchase agreement, not the website, sets the delivery window, the developer's right to extend it and your remedies if it slips. The Baccarat, Delano and Ritz-Carlton notices each refer buyers to the documents required by Section 718.503 of the Florida Statutes, which is where those terms live.

The brand itself is a license, not a permanent feature of the deed. Baccarat, Delano and Cipriani all describe conditions under which the name can stop being used, and three of these towers, Waldorf Astoria, Delano and Ritz-Carlton, pair residences with hotel facilities or services. Ask which spaces are condominium common elements and which belong to a hotel. Our side-by-side reading of the license language is at /blog/miami-branded-residences-by-brand-license-services-developer, and deposit escrow is covered at /blog/florida-preconstruction-condo-deposit-protection.

Which new Miami branded tower is closest to completion?

By its own account, Cipriani Residences Miami in Brickell. Its official site says vertical construction is complete and advertises summer 2027 occupancy, which is the developer's target rather than a guaranteed closing date.

Do the brands own or build these Miami towers?

Does Miami Condo HQ publish prices or availability for these towers?

No. Miami Condo HQ is a research publisher with no live Miami MLS feed, so it publishes no prices, sales figures or inventory for these projects; current pricing and the offering documents come from each developer's sales office.

Where to check a tower before you sign

Start with the tower's profile, then read the contract, prospectus and any brand, hotel or management agreement with a Florida attorney. Once a building is finished and its association is registered, the records approach in /condo-associations shows how to find the legal name, manager and filings. For the surrounding Brickell blocks, where three of these eight towers sit, see /neighborhoods/brickell.
