Florida condo age report 2026

61% of the units in Florida's registered condominiums of 20 or more units, 899,981 of 1,464,638, are in condominiums recorded with the state before 1996, more than 30 years ago. That is 12,204 of 17,631 condominiums across 54 counties. Outside Miami-Dade, Broward and Palm Beach the figure is 58% (426,290 of 741,281 units). Florida law requires a milestone structural inspection once a condominium building three or more habitable stories tall reaches 30 years of age, so this is the stock now inside that framework or close to it.

Questions people ask about Florida condo age

How many Florida condos are more than 30 years old? In Florida's condominium records, 12,204 of the 17,631 condominiums with 20 or more units were recorded before 1996. They hold 899,981 units, 61% of the 1,464,638 total. A recorded date is when the condominium was registered with the state; a building converted to condominium later can be older than its record.

Which Florida county has the oldest condos? Among counties with at least 10,000 registered units, Pasco has the highest share recorded before 1996 (87% of 13,139 units), followed by Martin (86%), Pinellas (81%), Palm Beach (80%). By number of units, Broward has the most (185,206).

When does a Florida condo need a milestone inspection? Section 553.899 of the Florida Statutes requires a milestone structural inspection for condominium and cooperative buildings three or more habitable stories tall once they reach 30 years of age, and every ten years after. Age runs from the building's certificate of occupancy, and the local building official notifies the association when an inspection is due, so check the specific building with both.

Does this report say which buildings are unsafe or face assessments? No. A recorded date and a unit count say nothing about a building's condition, height, inspection results, reserves or charges. Use it to see where older condominium stock is concentrated, then ask the association for its milestone inspection report and structural integrity reserve study.

Method and sources

Counts cover every condominium with 20 or more units in our register, built from the Florida Department of Business and Professional Regulation's condominium public-records extracts for every region of the state, grouped by the declaration's recorded date. Older means recorded before 1996. Counties are the county on the state record; cities follow the mailing city on that record, which can cross a county line. The files do not record building height, so these figures are an upper bound on buildings covered by milestone inspections, not a count of inspections due. Some large older condominiums are campground or resort condominiums, which the state registers the same way. The South Florida edition covers Miami-Dade, Broward and Palm Beach in more detail.
