Inside the neighborhood
Miami Shores was incorporated as a village in 1932, but its history goes back to the early 1870s, when the bayfront settlement of Biscayne took root here. In 1924 the Shoreland Company bought land to build a planned community of Mediterranean-inspired homes; a devastating hurricane in 1926 and the company's bankruptcy ended that plan, and new owners later completed the village that exists today.
The village is mostly single-family homes, with very few multi-family buildings and only two small commercial areas, along Northeast 2nd Avenue and Biscayne Boulevard. It is home to the main campus of Barry University, a Catholic university founded in 1940, and to Miami Shores Country Club, whose golf course opened in 1939 with partial funding from the Works Progress Administration.
Because condos are so scarce inside the village, this page also covers buildings just outside it. The Shores Condominium carries a Miami Shores address, while Towers of Quayside, Jockey Club, Bahia Vista and Northgate are in unincorporated Miami-Dade County along the Biscayne Boulevard corridor between roughly Northeast 105th and 115th streets. Those buildings fall under county rather than village government, so zoning, services and taxes differ from those inside Miami Shores.
For a condo buyer, this corner of the bay offers a quieter, residential setting with mainland access via Biscayne Boulevard. Flooding is a real consideration near the water: the village's Bayfront Park on Biscayne Bay floods during extreme high tides, and the village's Bayfront Park project calls for a new, higher seawall. Check each building's flood zone, elevation and insurance costs, and review milestone-inspection reports and reserve studies for older towers.
